40-acre haven on the banks of the Fall River

Private mountain retreat located on the banks of the Fall River, 14 miles East of Ashton, ID. This secluded 40 acre recreational haven is bordered by the Targhee National Forest and nestled near Yellowstone and Grand Teton National Parks. The 1/4 mile long east boundary of the property adjoins National Forest Lands making the back yard millions of acres to be used for hiking, mountain biking, horse back riding, and fly fishing right outside the lodge. If fly fishing on the river is not enough, there is also a private trout pond on the property.

The Fall River Ranch Resort is newly listed for rentals under new ownership. This is an opportunity to book dates that are normally booked more than a year in advance.

The main lodge sits along the river and has over 3,000 sq feet of living space with 3 bedrooms and has an expansive 2,000 sq. foot wrap around deck to enjoy the sights and sounds of the river and surrounding forest. The lodge features a large great room, with vaulted ceiling, fully remodeled oversized kitchen, separate sitting room, two fireplaces, and pool table.
The guest house is located across the circular entry drive from the lodge and can comfortably sleep 24. The lower level of the guest house has 5 converted horse stalls, each with two single beds. The lower level also has two full bathrooms, laundry, and a game room with a ping pong table. The 2,000 sp foot upper level has four private bedroom suites, each with a private full bathroom and minibar. The suites also share a full kitchen and a large balcony/deck with a view of the Fall River. Contact host for reduced pricing from November through April if only the main lodge is needed.

WOW! This place is beautiful. Our family of 20 had a great time. Plenty (more than enough) space for sleeping, eating, playing, etc. We found plenty of kitchen pots/pans/utensils for making nightly meals.

We had a group of 24 people and we never got bored! WE played pickleball, fished the pond, played pool, sat by the fire, floated the Warm River and checked out the town of Ashton and had so much fun! Listening to the river all day was so soothing. Can't wait to go back again!!!

The setting of the fall river ranch is absolutely beautiful. The gurgling river and tree lined hills provided a beautiful setting for our family reunion. The nearby hiking was spectacular. The physical property was clean and very comfortable. John was very flexible in accomodations a few special requests. I highly recommend this venue. Can't say enough goo things about it

It was a great place to stay. The location is beautiful, so peaceful right on the river. We enjoyed playing pickle ball, ping pong and paddle boarding and fishing on the pond. It was close to Yellowstone and hikes to various waterfalls in the area. The owner and the manager were great to work with.

Great place to have a family reunion. There were 28 of us which meant having enough beds and bathrooms was a plus for us. The river was a gorgeous site to see every morning and evening. The kids and most of the adults also floated the river...multiple times. We also took a day to visit different sites, like Mesa Falls and Old Faithful. We would definitely stay here again.

This property is gorgeous with the gushing river, hills on both sides and forest to give perfect privacy. All 23 of us loved being here and some would have preferred staying here the whole time instead of visiting Yellowstone!

The Fall River Ranch was the perfect backdrop to our small, intimate wedding. Everyone had the best time and it was everything we could have imagined. I got several comments from people saying that the beds were very comfortable and everyone slept well. There was plenty of room for our whole party and lots to do on the property. I would definitely recommend this place!

We brought our 3 children & spouses and 8 grandkids here for a week. Our destination was Yellowstone. The property was all that was advertised and beyond our expectations. There was some many dishes and items to prepare food with. We built a fire in the fire pit, made s’mores, fished in the pond, and enjoyed the hot tub. Saturday morning as we were preparing to leave, the battery on one of our rental vehicles was dead. The property manager’s wife brought a jumper box and we all made the plane on time. We would highly recommend this property.

We had such a great time the last few days at the lodge. Finding a place to accommodate 28 people of all ages, including many kids aged 2-17, is not easy. This lodge delivered and allowed all the adult couples a private suite and all of the kids a place of their own to hangout together. The kitchen was well stocked and allowed us to prepare a lot of food easily. The scenery is gorgeous and you really are away from it all here. It gave us great access to both Teton and Yellowstone since the lodge is in the middle of those two parks, and was great to see Mesa Falls which is pretty close. We wish we could have stayed longer!

Had a great time at the Fall River Ranch. We gathered for family reunion from many areas of the US. The Ranch was beautiful and so peaceful. Wonderful to wake up everyday to the river right outside. The evenings cooled down and the jacuzzi was used every night. The pond was great for fishing. The great room in the main lodge was a great place to gather and eat our meals all together. We had a group of 26 at one time and was easily accommodated at the ranch. Owner and property managers great to work with. My only regret is it is far from many of the attractions or site seeing we did so were long days away from the ranch. An amazing gem set back in the woods, a great place to go and unwind and get away!

We had 14 adults stay at the property for a weekend retreat from the every day hustle and bustle of our normal workdays. We arrived Friday and were greeted by the property manager who showed us everything we needed to know about the property. Spent the night laughing and telling stories by the firepit. Saturday we spent the day at Yellowstone. Many of our group had never been there so everyone had a great time. Sunday was a mix of hiking, watching the first weekend of NFL football and fishing in the little trout pond on the property which turned out to be so much fun. Let's just say we caught a "couple" of fish. The kitchen is well stocked with everything needed to prepare anything you can cook, bake or BBQ. We had a great time and many in our group stated they would love to return with their families. Thanks,

We had a fabulous time with 6 of our 9 kids and 13 of our 15 grandchildren. A sister and her husband were also there. Everyone was in a bed! Third generation slept in the bunkhouse, others in the rest of the bedrooms. The entire place was very clean. The sound of the Fall River was the selling point for me. We did a river float with Rapid River Float in Ashton—very affordable and safe. That was the favorite of the group. We also had a tournament with everyone playing the 3 games of corn hole (provided by Fall River Ranch), ladder golf and bocce ball. Such fun with intergenerational participation— ages 80 to 5. One day, everyone drove the scenic highway to Mesa Falls which was lovely. Another day, everyone left the ranch in their own vehicles to go into Yellowstone. The main house was great for playing pool, cooking meals, baking cakes, game playing, a talent night and napping on the decks. Hot tub was great for old bodies and little kids to splash in. Refrigerator space was adequate, three ovens, stocked with kitchen ware enough for 30. I’m recommending this place to friends who want a place for their 50th anniversary next year. The only improvement I would recommend is to replace the dishwasher and add another one. Thanks so much !

There were 20 of us for a family reunion and we left still friends and everyone was very happy with the Fall River Ranch. Cons: - If you stay in summer, there is no AC. That said, if there's not a heat wave, then you'll be fine. We had one hot night, and the rest of our stay was beautiful. - Mosquitos. Not much the property can do about that but come prepared. - Some of the property is showing that it's a rental, e.g. broken handles on windows, worn felt on the pool table, gates on the deck railing that don't close. Nothing that will seriously affect your stay. - It wasn't new hotel clean. However, given where it is, I do not envy the cleaning crew trying to get this place spotless. In a location like this, you should expect a little dust and bugs. - The location is out there. If you want to go anywhere, then be prepared to drive. Pros: - The location is amazing. It's out there so you can see stars, feel secluded and enjoy the river. - The deck is as amazing as the pictures would lead you to believe. It's not property owner photography magic. It's the real deal. - The great room is a fantastic gathering place for a bunch of people. The most important measure to me in a review is this, would I stay there again? Yes I would. Here's how I see a 4 star rating: - This is a great place where I would definitely stay again, but it has some issues that are pretty easily dealt with.

From the moment we arrived to the moment we left everything was just perfect! We had 21 in our group, ranging from ages 2-45. The lodge was immaculate with plenty of nice touches. There were fresh baked cookies when we arrived and two little baggie with cotton balls and q-tips and a full bar of soap in each of the 8 bathrooms! The kitchen is well stocked with high quality dishes and glassware for at least 30 people. All of the cooking supplies are there and are in great condition. The spa is very clean. The fish pond (which is about 100 yards away) is stocked with rainbow trout! The garage has paddle boards, life jackets, fishing poles, etc... The deck is huge and very relaxing. All of the bedrooms are well appointed and fresh towels are neatly placed on each bed. The bottom of the bunk house is precious. Our kids LOVED sleeping down there. There are two full bathrooms and a ping pong table downstairs. Just to clarify, the beds at the bottom of the bunkhouse are beds not cots. There are a few must dos: 1. Upper mesa falls. Wow, just gorgeous and about 20 minutes away. 2. BearWorld. It sounds corny but it's fabulous. You can feed bear cubs! Be sure to make a reservation though. 3. Cave Falls. Great easy hike in Yellowstone, about 30 minutes away. A few of my favorite things: The deck The fishing pond The sound of the river As soon as we checked in, I felt like I was on vacation. I unpacked, sat down and watched the river go by. We had 8 children with us, which typically could be a bit stressful but not here. They ran, played, laughed, explored, fished, swam and then ran some more. Side note: This has to be the best hide and seek house ever! I would love come back every year! Thank you so much for a great property!

The property is beautiful, the river never gets old and the living/dining space was large enough for a group of 28 of us to move around comfortably. Don't expect luxury, but it's perfectly comfortable. If I have any bones to pick it would be with the sleeping quarters in the barn and the texture of the sports court. The first floor of the barn has I believe 12 beds, sectioned off in pairs by "walls" that don't go to the ceiling. You can definitely fit a lot of bodies in there, but it is essentially one large room, and the mattresses are loud and uncomforatble. The other critique I'd have is the sports court (which was brand new) is very slippery. Playing basketball, especially, guys were falling over left and right. All of this being said, the two fire pits, hot tub, privacy, and the property itself were some of the factors making this place somewhere we'd come back to.

We had a fabulous family gathering! We were entertained with all of the activities on the property. We had pickle ball, ping pong, basketball and pool tournaments. The deck on the river was amazing for happy hours, meals and hanging out. The kids loved staying in the “horse stalls” and cooling off in the river. We did an outing/short walk to a beautiful waterfall (Mesa falls) and went tubing on the Fall River. We had 22 family members together, ages ranging from 85 to 13 and this was the perfect property! Thank you!!
