We have known the Georgian Terrace for 30 years, but never stayed until now since we were local or stayed with friends/family. Overall impressions: Location 10/10. You can’t get closer to Fox Theatre unless you are inside it. We took advantage of easy walk to breakfast, coffee, and late-night desserts. We had a short drive to GT campus the (visiting Georgia Tech with high school son and 2nd teen). Easy uber/Waymo to little five points, Virginia highlands, or other destinations. Service: 100% of the folks we encountered (including valet when we accidentally pulled through valet line) were smiling, genuinely friendly, and helpful. Self-park was a breeze (note that it’s 45/night, which is high but not unexpected in Midtown Atlanta). Access to parking was via elevator in the hotel- so even if raining we would have been covered.Cleanliness: the lobby and common areas were sparkling. We stayed in the 3-bedroom penthouse on level 3 and it was clear it was cleaned very well, but it is in need of a few spots of attention (couch needs a good cleaning, there were many stains. If we had been at the normal price point or here entertaining clients it would have been substandard). Also, several areas needed touch-up paint, heavy scuff marks removed, etc. Probably one day with a crew to do painting, couch shampooing, etc would get this place tiptop. The room would also benefit from laundry and dish detergent since there were full size W/D and kitchen.Overall: 9/10 would highly recommend.
