The Space:

Soft winter light streams through the floor‑to‑window panes as you step onto the private patio, a quiet spot for a warm drink and fresh Austin air. Inside, the open‑concept living area invites you to unwind on a comfortable sofa that easily transforms into a queen‑size sleeper. The gentle hum of the city drifts in, offering the perfect balance between adventure and calm. Evenings find you settled on the patio or curled up with a movie, while the mild winter breeze keeps the space comfortably cool.



Sleeping arrangements

Three private bedrooms each hold a queen bed, providing ample space for rest. A fourth bedroom features a twin bed and doubles as a dedicated workspace with a desk and chair. The living area adds a queen‑size sofa sleeper, and a queen air mattress is available for extra guests. Linens, extra pillows and blankets are supplied for all beds.



Bathrooms

Four full bathrooms serve the group, each equipped with a bathtub or shower, hot water and bathroom essentials, ensuring privacy and convenience for everyone.



Living space

The entry opens directly into an open‑concept layout where the living area and kitchen flow together. A comfortable sofa anchors the room and can convert into a queen‑size sleeper, making it easy for groups to gather, watch TV, or simply slow down after a busy day. Patio access extends the space outdoors, offering a quiet place to enjoy the cooler season without leaving the apartment.



Kitchen & dining

The kitchen is designed for everyday use, with space to prepare meals and enjoy them at home. A breakfast nook with seating provides a casual spot for meals, coffee, or planning the day ahead while staying connected to the living area.



Work & connectivity

High‑speed Wifi and an Ethernet connection support remote work or streaming, while the dedicated workspace offers separation when you need to focus. Central air conditioning and heating keep the apartment comfortable through Austin’s mild winter season.



Outdoor & shared amenities

Step outside to a private patio or balcony, or enjoy access to shared outdoor spaces on the property. A shared outdoor pool is available year‑round during posted hours, along with a shared hot tub and a shared gym nearby. An outdoor playground area and additional backyard space provide extra room to unwind. (The host is not responsible for third‑party amenities such as the pool or gym.)



Parking & access

The apartment has a private entrance, self‑check‑in with a smart lock, and free parking on the premises as well as free street parking. The home is single level with no stairs.

East Riverside is residential and peaceful, with green spaces nearby and easy access to downtown Austin, the University of Texas and the airport. You’re close to live music, dining and cultural attractions, while returning each night to a quieter setting that makes it easy to rest and recharge.

The Neighborhood:

The Riverside area is near downtown, the University of Texas, local community college, and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on Riverside you'll find it to be very residential, quiet, and peaceful.



Staying in this place will show you that you are super close to everything without being in the hectic Downtown Austin area. You are a short Uber/Lyft away from a time of your life without having the extra noise to keep you awake at night.



Getting Around:

The neighborhood is private off the main road and has plenty of parking. It is on a first come first serve basis. You are very close to the main highway to get around and close to local shops/restaurants for a quick or nice bite to eat.



Other Things to Note:

Heath, the safety and well-being of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.

This home is tucked nicely away but close. This would be an ideal location if you are coming for a major event or concert, like ACL, F1, or SXSW.



We are pet-friendly but do require a pet fee. It's in our house rules down below.



This is on the second floor and does require a small number of stairs.



This complex itself has recently been renovated. However, we do our best to keep everything clean and fresh.



Please be aware the unit is in the state of Texas there may be pests like roaches, ants, or other bugs. We hire professional pest control to take care of this.



We make sure to provide the basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own.



Just like at a hotel, we kindly ask you to complete our quick verification process in order to receive your check-in details. This will ask you to provide your ID and lodge a safety deposit. Once this is done, we’ll send you your check-in details.



There's a security camera pointing at the door entrance, as well as a noise detector inside the property.
