Bedrooms:

Primary Suite (first floor): King mattress, 50inch 4k smart TV, ensuite bathroom with shower, tub and double vanity

Lounge (first floor): This room is right off of the dining room with the HOWDY neon sign. It has a twin day bed which is super comfortable for just hanging out or if an extra bed is needed.

Guest Bedroom 1 (second floor - right): King-sized mattress with a walk-in closet

Guest Bedroom 2 (second floor - left): King-sized mattress

Guest Bedroom 3 (second floor - middle): Queen-sized mattress with a full-sized mattress that can be pulled out from underneath (trundle)

RULES:

**For cancellations, please note that we do charge a payment processing fee on top of our cancellation policy.**

Smoking is strictly prohibited inside our property. You can smoke outside the property but we will just ask to make sure the smoke doesn't go inside and dispose of cigarette butts properly. Violation of our non-smoking policy will result in a minimum fee of $500.

For heating the Spa you can just send us a message and we can turn on the heater and the jets. It will take about 30mins to heat up. We will put it on an hour timer so if you need to extend it, just let us know. We do not charge an extra fee for this.

We also charge $150 for an unapproved late checkout.

We only host groups where the primary renter is above the age of 25+ years old. Will need ID verification.

No events, parties, or additional guests than the number on your reservation without permission. An additional event fee will be charged.

Quiet hours in Austin start at 10 PM, which means no guests are allowed outside or in the backyard after 10 PM. We know it's gorgeous out there, but our #1 priority is keeping the neighbors happy and this being a successful vacation rental for the long-term—and the only way that works is if this rule is followed.
Note: There is a $500 fine for any noise violations.

Heads up: If the temperature drops below 40°F, certain functions of the pool or spa may not be available, including heating.

We have cameras on the front door and driveway that point out towards the street and record for 60 seconds at a time.
