Property Summary Bratton Mill Farmhouse is a charming former mill on the edge of Exmoor, dating back to the 17th century. The property has recently been redecorated throughout, yet retains it’s character and charm, we think you will feel at home as soon as you walk through the door!
Main Description Bratton Mill Farmhouse offer spacious self-catering holiday accommodation for up to 8 guests. It is set in a valley beneath the village of Bratton Fleming in North Devon with mature riverside gardens that lead into the open countryside, and has extensive woodland views.

The front door leads into the large living area, which is beautifully furnished with antiques, with riverside conservatory - the perfect spot to sit quietly and read or just watch the wildlife and stream go by. The large kitchen/breakfast room with traditional Rayburn and larder cupboard. There is also a downstairs cloakroom and laundry room, with washing machine, tumble dryer and pulley airer. Upstairs comprises of a spacious beautifully furnished king size bedroom with small en-suite; a large double bedroom; a twin bedroom; a small double bedroom, and a family bathroom.
Dogs are welcome by prior arrangement (maximum of 2). A supplementary fee of £15 will be added to your invoice per dog. Please do not allow you dogs on the furniture, or upstairs and do not leave them alone in the property at any time.

Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.
Bratton Mill Farmhouse is available for week-long bookings with changeovers on Sundays during the summer. Bookings of less than 7 nights may be available at other times.
Indoor Description The kitchen is well-equipped and includes an electric hob, Rayburn oven, American fridge freezer, dishwasher and microwave. Other kitchen equipment includes toaster, kettle, a selection of cookware and kitchen utensils plus beautiful china, glass and cutlery. The television, DVD, and radio are all available for guests use, and wifi is also available throughout the property. An iron, ironing board and hair dryer are all provided for your convenience. Please note, there is no mobile phone reception due to the location of the property. Also, the stairs in the farmhouse are quite steep.
Electricity and heating costs are included in the price of your accommodation. The Farmhouse has central heating which will be programmed for you, yet can be adjusted to suit your preferences. There is also a wood-burning stove in the sitting room; some logs, kindling and matches will be provided in the cooler months to get you started. Further logs can be purchased locally if required.
Beautiful quality bed linen, duvets, large fluffy towels are provided for your convenience, but please bring your own outdoor/beach towels.
Tea, coffee and sugar will be provided. There may also be other non-perishable items like a salt, pepper and oil available. Household sundries such as toilet rolls, washing-up liquid, tea towels will also be provided.
Outdoor Description Bratton Mill Farmhouse is tucked away down a meandering private lane, which is shared with two further holiday properties. Each property has it’s own parking area and gardens, but they are not enclosed gardens.
There is a private lawn both in front and behind the property, bordered on one side by the stream. The garden is available for guests’ sole use, however please note that it is not enclosed by a fence. There is also outside table and chairs provided so you can make the most of this stunning location.
Parking There is parking for two cars beside the property. Follow the drive down to the end and you will see a sign indicating the parking area when you get to the yard. There is also allocated parking spaces for the other two holiday properties.

Bratton Fleming is a small village on the edge of Exmoor National Park, set in the lovely Bray valley between Barnstaple and South Molton.
This is a peaceful, well-placed base for exploring both the wild Exmoor moorland and the spectacular North Devon coastline. The village sits on the A399 between Barnstaple (8 miles) and Blackmoor Gate, the crossroads at the heart of Exmoor, making it easy to head in any direction for walking, beaches, or sightseeing.

Beautiful location and property, it has everything you could need for a comfortable and relaxing break, all mod cons provided, plenty of space for our 2 dogs and 2 kids, arrived to fresh bread and homemade jam as well as other essentials which was very welcome especially after a 7 hour journey.
This was our first trip to Devon and Bratton Mill but it won’t be our last
We had such a lovely stay here. Grandparents, parents and children loved this idyllic cottage. Very comfortable beds and rooms, well equipped kitchen. My 5 year old could have spent all day everyday playing in the stream at the bottom of the garden. We had a couple of rainy days, but the cosy living room and fire was very welcome at the end of the day.

Furnished in a traditional style, modern ,recently refitted bathroom and very comfortable beds.
Well situated for exploring Exmoor as well as the excellent North Devon beaches.
Small village shop has most of the essentials, including fresh pasties etc. and excellent visiting fish and chip wagon.

This is a beautiful situated old building in a wooded valley bordering a small stream - good bird-watching and footpaths straight from the doorstep. Large kitchen with french doors leading directly into a very large garden.
Big living room, nice old furniture and pictures. Seperate small round table very handy there.

This is a very comfortable, well equipped cottage that is dog friendly having a boot room, plenty of access to the outside, a door at the bottom of the stairs and a utility room. The kitchen is especially cosy with a range cooker.
There is a large stream running through the garden and some lovely local walks. The small village shop has the most essential items and organises takeaway nights - see their Facebook page. Sainsbury will deliver even though it is down a longish track.
