The receptionist was great and the location excellent. However we were given a disabled access room with an ancient shower that had a plastic curtain with mould all around and low pressure shower head which made our showers feel awkward and unpleasant.
My mother and I had a great 2 night stay here. The property was quiet and had a lift. The staff were amazingly kind and helpful.

Convenient; friendly staff
This is a small budget hotel, conveniently located to lots of places. Used it to meet with friends in a get together nearby. Staff were very friendly. Rooms comfortable. Was nice to be be able to sit and get a beer late on in the evening.
Great hotel. Very clean and well kept, any additional requests sorted with no fuss and immediately. Front desk was very friendly, especially, the man who made me an espresso martini despite it being his first time.
So stayed here for several days, and it was very convenient. I loved being near the University, a location with a good vibe and plenty to do.
This hotel had a great staff… Amanda was particularly helpful arranging my tours and finding things to do around Belfast.
This property is located in the heart of the Queen’s Quarter, a spot loaded with restaurants, bars, and cool shops. The rooms were immaculate and the staff couldn’t be nicer.
I was pleasantly surprised by the quality for value. Nice, clean, comfortable and the staff are super helpful and put extra effort to make your stay comfortable!
Room was clean but pretty small. The bathroom was really small, I'd compare it to one on a ship. Staff was great. Hotel was very quiet except the heating/cooling split was very noisy but easy to turn off and wasn't needed anyway. Parking was on the street but free; could be a challenge depending on the time of day you try to park. Very close walking to a wide assortment of restaurants.
My stay here was fantastic! The staff especially Claren were super nice and so helpful with directions and places to visit. He was just amazing! We loved the food they served at their restaurant. The pizza and chicken strips were delicious! If you stay in Belfast stay here and I hope you enjoy this place as much as we did! The beds were super soft and everything was clean. It’s also super close to the Ulster museum, Queens University and the Botanic Gardens.
Accessible bathroom had an unusual amount of mildew on the fixtures.
Staff is very friendly and helpful, but there were a couple of staff people who seemed undertrained.
Room was spacious and has AC! The AC was much loved in the unusually warm weather we experienced.
This is a comfortable and clean hotel with friendly staff. It’s a bit no frills, only 1 towel per person and they are not really big enough to wrap round you unless you’re a pretty slender person, but like I said it’s no frills. The no frills bit doesn’t take away from comfortable beds, clean well maintained rooms and good air conditioning.
I’ve got little legs and bad knees so walking into the city took about 20 minutes but it is fairly close to botanic train station and various bus stops. When you don’t want a massive walk for restaurants there were plenty within 5/10 minutes walk from the hotel. We didn’t have a car with us, but if you did you’d need to compete with street parking spots as there is no car park. I would recommend this hotel.
Stayed at this hotel for 4 nights during the Open championship 2025.
The location is ideal as a base in which to explore the area using either the road or rail networks. The hotel is clean. spacious and the staff were excellent. For example, I forgot my phone charger. This was awkward as all my tickets etc were on my phone. I approached the reception for help and they couldn't have been more supportive. They used their own fast charger to initiate the charge then gave me a cable to use for the rest of my stay. Thanks to Badrul, John, Deepanshu & Ciaran.
The same staff members also ensure both the bar and restaurant areas are efficiently managed.
In summary, I had a gold standard experience.
Overall a very pleasant visit. Staff were great, rooms clean and around a 20 minute walk into the main city centre.
Only small issue was the bathroom door didn’t close greatly. I would happily staff here again though.
