The Space:
Our family-friendly cottage is packed with amenities and fun for couples, families or small groups of friends. We’re right next to a pond bustling with wildlife, secluded in the woods, and only minutes from town with tons of shops and restaurants.

The cottage includes:
- Outdoor hot tub perfect for relaxing
- 3 bedrooms, two with queen-size beds and another with a queen/twin bunk bed (sleeps 3)
- Fully-stocked kitchen with stove/oven and microwave
- Smart TV where you can quickly sign-in to your favorite streaming service
- Central AC and heat to keep you perfectly comfortable, no matter the weather
- WiFi that's fast enough (20 mbps) to stream movies and hold video calls

Outside the cottage, you’ll find:
- Brand new hot tub!
- Large deck with a propane grill
- Outside fire pit with Adirondack chairs
- An outdoor yard game treasure box full of activities for kids and adults: cornhole, volleyball, soccer balls, horseshoes, and many more!

But the best part is that the cottage is directly next to a small, private pond – shared with only one other neighbor. We love listening to the frogs croaking in the springtime. And we’ve caught lots of fish – mostly bass and bluegills – so bring your poles and see if you’ll catch a few! We even have two kayaks you're welcome to use and paddle around the lake. (The water level on the pond varies throughout the year, and is sometimes low in the summer/fall.)

We often take our three little kids and dog to the cabin with us, so we're very family- and dog-friendly. Unfortunately we don't allow cats (we're allergic).

A few things to note: on occasion, our well water can produce a sulfur smell. This is very common in the area, and is due to the minerality of the soil; the water is perfectly safe to drink, but you may want to bring your own bottled water. Also, while the cottage is on a wooded lot with lots of privacy near the pond and fire pit, there is a neighbor across the street and the driveway, hot tub, and front yard area is in view of the road. We’ve built a privacy fence around the hot tub.

Beyond the cottage itself, we love how close to everything we are:

- Love the outdoors? Berkeley Springs State Park is home to a mineral spa that has been in use since colonial times. The park is renowned for its warm spring water, which flows at a constant temperature of 74.3 degrees. (15 min drive away)
- A little further away is Cacapon State Park a 6,000 + acre nature park great for hiking, fishing, and swimming on their beach (also 15 minutes away)
- Looking for good restaurants & shopping? Driven into downtown Berkeley Springs for small shops, breweries, a tea room, cafes, donut shop, art galleries - lots of local favorites

We had a great stay! Tony was very quick to respond to any questions we had. The house was very cozy and in a peaceful setting. Even though there are houses near by, we never saw anyone else. There's a privacy fence that blocks the view of the hot tub. So no issues using that! Just wish the pond wasn't frozen. We'll definitely stay there again!

Tony was an amazing host. The property was home-y and very spacious. Perfect place to accommodate 2 couples and 2 children (or adults who are children at heart). It was a nice little getaway in the woods with easy access to the town. If you’re looking for a place for some great R&R, this is your spot!

Overall, we were comfortable with the cabin and had a nice weekend. As mentioned by other guests, the home needs some TLC, but I guess the reasonable price reflects that. The hot tub was clean and lovely under the abundant stars and our dog loved the pond. The screened porch with rocking chairs was a relaxing spot to enjoy our morning coffee. The towel situation was pretty ridiculous. Two towels for two people for two days, especially considering there is a hot tub. If there was a washer/dryer it wouldn't have been such a big deal. Could definitely use a thorough cleaning, especially in the kitchen. And while rationally I know that the Sulphur smell is safe and fine, it's still disconcerting to shower in stinky water.

We stayed here for 2 nights just exploring Berkeley springs which is a charming town with a lot of hidden gems like the rock and tile store and the cat sanctuary. The property is exactly how it's listed online; the bed was very comfortable and it was easy to find with the owners instructions when our phones lost signal as they warned about. Highly recommend for anyone looking for a rustic getaway; if you have a vehicle with 4 wheel drive I'd recommend using it

It was rainy but so lovely. The place was perfect with such a wonderful location and beautiful view from screened in porch. The cabin is a bit old and the screened in porch was not cleaned. But really a great space and close the DC.

A nice place. The host had a perfect blend of letting us know he was there to help without being intrusive. The screened in porch and access to pond with Kayaks was wonderful. Kitchen was right size for us but might be a bit small for larger gatherings. Close enough to Berkley springs to provide for needs but far enough away to achieve the relaxing time we had. Although we did not partake (this time) there are some nice nature hikes close by also.

Pros: convenient to Berkeley Springs and the trails in the state parks, property manager was very responsive, nice fire pit with plenty of chairs, great screened in porch, hot tub, bed was firm yet comfortable with a memory foam topper, and pretty good price for this area. Cons: water pressure in shower was fairly weak though I imagine this is partly a function of well water; the pond out back was pretty to look at from the porch but I wouldn’t want to take a kayak in because of the snapping turtles we saw nesting there (those things can take off a toe/finger!)

Host sent a very detailed house guide, but a lot of the information was inaccurate I.e. where to find trash bags, linens etc. We weren’t given enough towels and were told to look in a locked closet that had no key. We only had 4 towels for 5 people. When we arrived all the beds, sheets and pillows were covered in little black hairs, probably dog hairs. The hot tub was a little green and overall the place was a pretty rundown, but worked fine for our girl’s weekend in the woods. We just tried to ignore the green hot tub water since that was the main reason we booked the place. The place could use some throw pillows and blankets and the screened in porch was in pretty bad shape. Do not stay here in the winter without an SUV. We got pretty heavy snow and there was no shovel to be found on the property. Luckily, the neighbors offered us a shovel and were able to pull my friend’s sedan out of ditch with their truck. Overall, it’s not a bad rental but could use some TLC. I highly recommend bringing your own towels, linens, toilet paper, and paper towels. There was only one extra roll of TP for a 4 day stay with 5 women, so we had to drive 30 minutes into town to get more. I would also avoid staying here if you’re sensitive to smells or not a fan of well water. The hot water wreaked of sulfur. We enjoyed our trip just fine, but would not rebook and probably would not recommend to others unless some serious upgrades were made.

My partner and I booked this place for a little birthday getaway with our dog. We wanted somewhere with access to cute little towns and hiking, but that also provided us that West Virginia woodsy privacy, and this spot was perfect! Countless awesome hiking spots within 30 minutes. We day tripped to Frederick, MD one day (a little over an hour) and fell in love with the town. Berkeley Springs is an adorable town (though many tons are shot down this time of year so it was a little hard to plan meals out or checking out the little shops). Had an awesome massage at the Berkeley Springs State Park Bath House. Communication with the owners was great, the beds were very comfortable, good outdoor space, the home was equipped with everything we needed. Driveway is a little tricky. 4WD or all wheel drive is a must if it’s wet. Neighbors were a little closer/ more visible than we thought they would be but it wasn’t an issue. When the trees are full you probably wouldn’t know they were there. We would absolutely stay again!
