This family-friendly, lovely all-season townhome located slope side in the Forest Cottage development is a few minute walk from the world class ski trails and close to all that Bretton Woods has to offer. Immerse yourself in the beautiful scenery of the private back yard or sit fireside in the open concept living area where family and friends can gather and enjoy the cottage charm and updated décor! The extra living/game room on the lower level is just a added bonus among all that this "cozy cottage" has to offer.

Recently renovated to provide more space and extra comfort for the guests, the home is a comfortable home base for exploring the incredible area. Spend the day on the slopes, or immerse yourself in history at the Mount Washington Hotel, just a minute away, and come back to enjoy a drink on the patio while the kids play in the yard. The area is home to so many attractions that you'll never be bored. From the Cog Rail, Santa's Village and Storyland, to numerous waterfalls, swimming holes, lakes and ponds, beautiful hikes, and of course gorgeous scenic drives such as the famous Kancamagus Highway. The shopping outlets in North Conway are also an easy car ride away through the Notch, and worth the beautiful drive. But if you don't want to leave the resort, there is plenty to do right at your doorstep in every season - from skiing and tubing to swimming, fishing, mountain biking, hiking, and a very popular zipline and forest canopy tour. Spend a few extra days and take advantage of lower rates that are available for longer stays!

- A trash pickup is included with your cleaning fee at the end of your stay; please leave all trash in the home and our staff will take care of it! If you need additional pickups during your stay, they are available between the hours of 9 am and 5 pm at a cost of $10 per pickup.

*Please Note: This house is located in a quiet, family-friendly resort area. Our neighbors and visitors are here to enjoy the majestic quiet of the mountains. This home is not the right setting for a party or for groups looking to be loud and boisterous. All association rules and especially Quiet Hours (10 pm - 8 am), Parking LImitations (2 vehicles at unit, others at overflow), no TRASH left outside must be followed. The overflow parking for this unit is at ski area parking, a 3 minute walk from the house. Violation of any of these rules may subject your party to immediate removal without any refunds. Guests are responsible for any fines levied by the association or the municipality for violation of local regulations. These house rules are designed to make sure we comply with regulations and identify inappropriate behaviors that may cause tensions with our neighbors and other visitors. We want you to have an extraordinary experience with us and we share these rules up-front so that you can make an informed decision. -Guest will be required to sign a rental agreement to comply with insurance requirements. You can view a sample agreement on our website.
-Check-in: Any time after 4PM; Check-out: 11 am. Unauthorized early arrivals or late checkouts subject to $100/hr fee.
-Parking Limit: 2 Vehicles. Overflow parking is available nearby. Please contact Bretton Woods Vacations if you have any questions.
- No Unauthorized Guests or Pets: Guest and pet count must match the number in your reservation. Please let us know if the number has changed. Unauthorized pets or guests subject to $300 fee and immediate termination of your stay with no refunds. Absolutely NO PARTIES without express authorization. Pet fee for pet friendly units ($100/pet per stay) is not included in Airbnb quotes. .
-Quiet Hours: From 10 p.m. to 8 a.m., please keep noise to a minimum. During the day, please make sure noise levels are low enough not to bother others, and never leave a barking dog unattended! No fireworks on property. A $100 fee may be imposed for violations of these rules.
-No smoking inside the unit; $250 fee for violation.
-We are in Bear Country! No trash or food is to be left outside at any time; $100 fee for violations.
-Some of our homes are equipped with exterior cameras for security purposes.
-We have relaxed our cancellation policies. However, please note that there will be no exception to these policies, for no reason, no matter what the circumstances. Travel insurance is available on our website and from a variety of other sources; it is the traveler's responsibility to decide whether to protect their purchase or not. Due to contractual obligations with property owners, we will not be able to make any exceptions under any circumstances.
-Our homes are in rural locations in the North Country. We live in a beautiful environment surrounded by pristine natural habitats, and share this land with a variety of animals. We do our best to ensure a proper balance between pest control and health concerns and appreciate your patience if a critter may find its way in. Our team is always available to come take care of it. To help prevent issues, please refrain from leaving doors propped open and avoid leaving food in open space which could attract rodents and/or insects.
- Rates are based on standard occupancy of 2 guests per bedroom. Additional guests, if allowed in the specific property, incur a $25/per person nightly surcharge. As long as the correct number of guests is provided at booking, this is included in the total rate shown at booking! Children under the age of 2 do not count toward occupancy.
