Spacious Lake Barkley Retreat, 7 Queen Beds, Peaceful Cul-de-Sac , Dock Access

Tucked away near the end of a quiet cul-de-sac, this spacious Lake Barkley home offers a peaceful setting with beautiful views and easy lake access. Recently updated with new windows, doors, siding, and landscaping, the property provides a comfortable and relaxing place for families and larger groups to gather.

One of the highlights of the home is the incredible lake view from the living room, where large windows bring the outdoors inside and create the perfect place to relax after a day on the water.

Guests have access to three shared docks located nearby. These docks are shared among several of our homes, but there is typically plenty of space available. If you are bringing your own boat, there is room to accommodate virtually any watercraft you can tow with you.

**Comfortable Sleeping for Larger Groups**

The home is designed to comfortably host larger groups with seven queen beds spread throughout the property. There are three private bedrooms upstairs, each with a queen bed, and two additional bedrooms downstairs that each feature two queen beds.

Rates are based on eight guests, with additional guests welcome for a nightly fee per person.

**Home Layout and Amenities**

The home features two full bathrooms for guest convenience. The upstairs bathroom includes a tub and shower combination, while the downstairs bathroom features a large walk-in shower.

The upstairs kitchen is fully equipped with basic cooking utensils, dishes, and cookware. For larger groups planning to cook extensive meals, guests may want to bring specialty items or additional cookware. Hard plates and dishes are provided.

A drip-style coffee maker is available, so please bring your favorite coffee. Basic kitchen essentials such as spices, aluminum foil, storage bags, and slow cookers are not provided. A Dollar General store is located just two blocks away for quick supply runs.

All bed linens, bath towels, dish soap, dishwasher detergent, and hand soap are provided. The home also includes full-size appliances, including a washer and dryer for guest use.

Downstairs you will find a large kitchenette area with generous counter space, a full refrigerator, sink, and bar area—perfect for extra food prep space or gathering with friends and family.

**Outdoor Space**

The back deck features two outdoor tables seating four guests each, while the downstairs patio includes a large picnic table that comfortably seats six. These outdoor spaces provide great areas for meals, conversation, and enjoying the fresh lake air.

The shoreline is easily accessible from the property. The lake bottom directly in front of the house is muddy, but if you walk a short distance toward the main channel point you will find a rockier area that is more comfortable for swimming.

**Internet and Entertainment**

Wireless internet is provided.

Both the upstairs and downstairs living rooms feature large HDTVs equipped with Roku streaming devices. Roku streaming is the home’s only television programming option—there is no cable, satellite, or antenna service. Guests can log into their preferred streaming services during their stay.

There are no televisions in the bedrooms.

**Boats and Kayaks**

Six pontoon boats are available onsite for rent. Reservations are recommended, and guests can reserve through our website. Rentals are first come, first served, and we do our best to keep all boats available, though occasional maintenance may require a reservation to be adjusted. There is no charge for complete rainouts. However, if weather permits and the sun is out, reserved boats are expected to be used and paid for.

Two kayaks are also available to rent for a daily fee.

**Parking**

This home has a smaller parking area directly at the property, but additional overflow parking is available nearby if needed.

**Fitness Center Access**

Guests also receive a five-person pass to the Lake Barkley State Park Fitness Center located approximately 4–5 miles away. The facility includes a pool, hot tub, and workout equipment. Please note that the fitness center is closed on Sundays and operates independently of our property. Slated for a large remodel but not currently scheduled. Current availability unknown 2026

**Pet Policy**

Pets under 40 pounds are welcome with approval. There is a fee per pet with a maximum of two pets allowed.

Pets must be crated when left unattended inside the house and owners are responsible for cleaning up after them. To protect landscaping throughout the neighborhood, please do not allow dogs to urinate on plants, shrubs, or landscaping. Excessive barking should also be avoided so all guests can enjoy the quiet surroundings.

**Additional Information**

As with any lakeside property, insects may occasionally be present outdoors. During summer months, the lake sometimes experiences a Mayfly hatch. These insects do not bite and are actually beneficial for fishing.

The owner respects guest privacy and does not visit the property during your stay unless assistance is requested. If anything is needed during your visit, help is always available by text or phone.

Holiday reservations require a four-night minimum stay.

Several local restaurants are located just a short drive away, including Greg’s Grill, the Lake Barkley State Park Dining Room, Holiday Burger, The Pond seafood restaurant, Cindy’s on the Barge, and several popular local dining spots in Cadiz.

We can not predict what each and every customer will need so we supply the basics and ask you bring the rest. If we stocked the cabinets with everything anyone might need the cabinets would be full, disorganized, and half of it would get stolen over time. Hard plates and dishes provided.

No spices provided, no aluminum foil, no storage bags, no crockpot. Dollar General is 2 blocks away.

Drip style coffee maker, please bring your coffee of choice.

Downstairs has a large kitchenette. Lots of counter space, large fridge, sink, and bar area.

!!!!! IMPORTANT INFORMATION. !!!! The living rooms upstairs and down both have new large HDTVs with a ROKU steaming devise on each. Roku is our only form of "TV programing" NO cable, satellite, or antenna. This house has rented for over a year and I have never had anyone complain about the programming abilities. Please read and understand this prior to arrival. No tvs in the bedrooms.

The back deck has 2 tables that will seat 4 each. The downstairs patio has a pic-nic table that will easily hold 6 people.

The water is easily accessible. The bottom is muddy. If you walk just a bit further to the point on the main channel side the bottom is rock and a little nicer for swimming

We have 6 pontoons onsite available for rent. We do recommend reservations in advance. No charge for complete rain outs. If the sun is out you are expected to use and pay for the boat. No half day rentals. The boats are first come first serve. Occasionally things happen and boats must be taken out for service, obviously we try to do this when they aren't rented but if something unexpected occurs we will have to cancel your boat reservation. We do have over flow parking near by. This house has a small parking area.

Att and Verizon work well outside and fair inside. I can not speak for other providers as I haven't personally experienced them.

Pets are allowed if they are under 40lbs. NO exceptions! This house has new hardwood throughout the upstairs and I'd like to keep it new as long as possible. Pets are $100 each with a 2 pet maximum. Pets must be crated when left in the house alone. Please pick up after your pet. DO NOT ALLOW male dogs to hike their leg on ANY landscaping/bushes/shrubs in the neighborhood. Dog urine will cause the plant to turn brown and die. This rule goes for the entire neighborhood. If this accidentally happens please pour water on the area immediately. If I or a staff member observe any of the pet rules broken your deposit will be forfeited. Please do not allow your dog to constantly bark, if you have a constant barker please leave them at home. Our guests come to the lake to have fun and relax without noise distractions. We want the property to be as beautiful for the next guest as it was when you arrived.
