"We celebrated my 50th w/22 guests & we were all trying to find a way to describe this property. The word we all agreed on was EPIC!!From the moment of booking, John made everything easy!! People flew into San Antonio & Austin, rented passenger vans & were at the ranch in 2 hours. This place is beyond unique!!! The adventurous dirt road leads you to the property & out of nowhere, Red Sands towers before you. We didn’t know what to do first; the water slide, diving board, golf cart ride, lounge by the river, electric bikes or hit the party shack. Endless options!!!We rented all 7 cabins. They were all FABULOUS! We slept 22 very comfortably and each cabin is well appointed with comfy bedding, towels, blow driers, everything you need!!! Basically pack your bathing suit & show up!! John has built an incredible place to build lifetime memories!! And to top off the ranch, he hooked us up with Justin who came out to play guitar for the night. He was phenomenal and a complete hit with our big group! Since it was my birthday and I had ZERO desire to cook John recommended I reach out to Tammie, a local caterer. Tammie’s food was exceptional! Breakfast quiche, lunch trays, bbq chicken, sausage, brisket, taco bar, fajitas. Each meal was delicious & everyone LOVED Tammie. One of the coolest people you will ever meet. She gained a family of 22 by the end of our trip. Do not miss this opportunity! There is nothing like it! Book it now and enjoy the endless memories! "

"This place is cute and comfortable! The host is responsive and friendly. The house backs up to the llano lake/river and has lovely views from the kitchen and back deck. There’s close proximity to the downtown area which is very cute. It’s within 45 minutes to Colorado bend state park which was an added bonus for us. "

"We stayed for the weekend of Crawfiah Open and had a great time at this cute little get away. Saturday morning we fished the Llano river with a short maybe 100 yard walk to the water from the front door. Property was great and as advertised!"

"We really enjoyed our stay at this cabin. We were looking for a secluded place so we could look up at the stars at night. This was wonderful. The wildlife was a bonus. The cats are very friendly and loved to be pet. The cabin is well stoked with items you would need for a short getaway. I have attached one of the many pics I took of the Milky Way."

"The trois estate was a great get away spot. It is an older style villa but everything in the room worked including the A/C. We stayed in the bridal suite and it was comfy, clean and the bed was comfortable. The views out here are amazing and quiet. We stayed Monday through Wednesday and may have been some of the only guests. The breakfast was good but limited which is understandable if you’re unsure how many guests will be attending and how much they will consume. The grotto was not heated when we checked it however we did not bother to try and call someone to see if there was a way to rectify this issue since we seemed to be the only ones here and didn’t think it was necessary. The room did have a mini fridge and microwave. The restaurant and bar were not open but a short trip into Fredericksburg will get you anything you want for food and drinks. However some shops and restaurants don’t open until Wednesday or Thursday as the town caters to weekend visitors. Overall the Trois estate is a beautiful quiet retreat. A great way to disconnect from the world and reconnect with your loved one that you bring with you. WiFi was available in our room and I had cellular service in most spots(AT&T). Location was great for us to hike enchanted rock and then return to our room and clean up before heading into town. "
