I stayed in a private double room (#401) on the fourth floor. The fourth floor was just finished (and the top floor, i.e., 5th, was not finished), so I was told. The room was indeed brand new and came with its own balcony though it was just empty space without chairs or a table -- I saw the 3rd-floor double room #301 (just underneath of mine) had a table and chairs in its balcony, however. The view from my balcony was not good -- just facing the front building. The next private room (#402) may be facing the next-door temple, so it is likely to have a better view. The AC, shower, and refrigerator were also all brand new. I loved the beautiful tile in the bathroom. They gave me two bottles of water twice (total four bottles) for free and changed bath towels twice over five nights. The room had great privacy and I didn't hear noise except cats fighting in a middle of the night. WiFi signal was weak in the room but it was strong and fast in the lobby. Breakfast was good (fresh salad, toast, fruits, juice, jam, cereal, milk, and great coffee for the Thai standard). Plus, someone on duty cooked eggs for me every morning. The reception staff, both Akira and Title, were helpful when it comes to good restaurants and places to visit. The location was great too. It's a 10-15 minutes walk to the three kings statue and also the Saturday and Sunday night markets. You don't have to stay inside the walled city. Chiang Mai is very walkable.
