This hotel is run by an extremely nice elderly man. It made me feel like I was at home. Lovely spot next to local life and expat places. Loved my stay.
This establishment is family owned and operated. It feels like staying at your auntie and uncle's home because the family is very warm and welcoming. The place has nice charm, but is not kept up well. The downstairs common space is very cluttered and even dusty, and the room we stayed in did not feel clean. The walls had stains that could benefit from a fresh paint job, the room smelt fusty and the mini fridge had a horrendous odor. Overall, the place has a lot of potential, but the lack of cleanliness detracted majorly from the experience.
We had an amazing time at The London Teahouse! While we were supposed to have a busy vacation in Chiang Mai, I had a foot injury and was only able to stay in the hotel for the most of our trip. Despite that, Sarah was very accommodating and even transferred us to a lower room so that I’d have an easier time going down the stairs. We’ll definitely book his place again once we’re in town
AVOID THIS HOTEL. December 2025 — the room was so filthy it looked like it hadn't been cleaned in years. Greasy, streaky stains all down the bathroom door. The paint was dark gray around the doorknobs from layers of grime. The couch looked like it had been sitting on a street corner for a month. Dark, streaking stains on the wall by the bed. The bedding and towels smelled of cigarettes.
After years of staying in budget hotels in and around Chiang Mai and SE Asia, I can honestly say that this is the dirtiest hotel I have ever seen in my life.
I put in a complaint to the owner, and was rudely dismissed. I complained again, and was told they just didn't have time to clean the room after the last guest — which is both gross, and also doesn't address the fact that there was YEARS of grime and filth on everything.
I asked for a cancellation, and he told to take it up with Expedia. So I opened a ticket and submitted photos, and Expedia agreed that it was totally unacceptable. They have tried repeatedly to contact the hotel owner, but he is ignoring Expedia's requests to respond. Which further illustrates what a scam this hotel is.

Il costo è contenuto, la colazione offerta tr merendine e caffè. Il personale molto gentile e disponibile. Per raggiungere Chiang Mai si ha necessità di un mezzo o taxi che costano sui 6 euro.
