a beautiful annex set only minutes from Selsey waterfront Caedwalla House Annex is the perfect base for a holiday at the seaside. Selsey offers beautiful walks, local shops, restaurants and cafes. Selsey is perhaps most famous for its lifeboat station and beach, making it a very popular destination in the summer months. With great local amenities you can base yourself here for the whole week or travel further afield to West Wittering, Arundel and Chichester only twenty minutes away. Chichester train station boasts fantastic links too with a train going straight to London Victoria, Brighton and Salisbury.

Caedwalla House Annex has excellent parking facilities with a driveway and on road parking. There are two bedrooms and can accommodate up to four people. Bedroom one is a large bedroom with a super king bed overlooking the beautiful view of the garden and horse field and the second bedroom has a small double bed (4ft 6) which can squeeze 2 people to make it extra cosy. There is a large modern bathroom with a separate bath and shower.

The kitchen is fully equipped with everything you will need to effectively self cater during your stay (while not out at one of the many local eateries of course!), including kettle, washing machine, tumble dryer, dishwasher, cooker, fridge, freezer, microwave and toaster.

Caedwalla House Annex has a shared garden but includes a lovely outdoor seating area for guests, it is the perfect spot to dine or enjoy a glass of bubbly on a warm summers evening.

Free WIFI in included at this property, and very sorry but no children under 10 please.

Caedwalla House is in the perfect situation for days out both east and west to Brighton and Portsmouth, and inland to the historic Cathedral City of Chichester.
Into the countryside to the Southdowns National Park with its variety of English villages, the famous Weald and Downland Open Air museum and glorious Goodwood.We are a five minute walk from the sea and an array of independent shops and eateries in Selsey. Nearby coastal walks include the Medmerry and the Pagham Nature reserves both magnets for birdwatchers. We have folders containing detailed information regarding days out, local eateries and the history of Selsey.

Excellent accommodation on a quiet street but only a short walk from the sea. The owner was very friendly and on hand if needed. We had meals out in two local restaurants again within in walking distance. There is a lot to see and do and in the short time we were here we visited Chichester Cathedral, West Wittering beach and the Weald and Downland Living Museum. The weather could have been kinder but we enjoyed our stay and would thoroughly recommend Caedwalla House.

We stayed for all of August, It was a home from home. We would stay again. Comfy beds, comfy lounge and patio. It was a five min walk to village for supplies and has a Baker, veg man and butcher. The local craft ale bar was our go to..Lals food was great...A stroll to the beach 15 mins aand the locals very friendly

It is superb in every way. It is very comfortable and spotlessly clean, very well equipped and amazing attention to detail, to make your stay as comfortable as possible. Wonderful hosts and excellent location. It is by far the best holiday accommodation we have ever stayed in and we have stayed in a lot. We have already recommended it to family & friends and we certainly hope to return. We cannot fault it.

We had a lovely week at Caedwalla House it is like a home from home everything you could want is provided. Graham and Daphne provided a welcome pack with lots of essentials and homemade scones and they couldn't do enough to make our stay perfect. The weather was very hot all week and the garden was a welcome retreat in the afternoon where it was nice and cool. We especially enjoyed seeing the hedgehog and the owl. The location was very peaceful and we would definitely return.

We had to wait 2 years for this holiday due to covit. I would strongley like to recomend this holliday home, we had a very warm welcome with home made scones and marmelade, butter, tea , coffee, and a bottle of wine. If we had any problems we only had to ask. It was a very nice holiday and we would like to come again.

Wir hatten einen wunderbaren Aufenthalt in Caedwalla House. Die Wohnung entspricht genau den Fotos, war gut eingerichtet und sehr sauber. Wir waren mit unseren beiden Kindern unterwegs, denen es auch sehr gut gefallen hat. Der Vermieter war sehr nett und der Check in hat reibungslos funktioniert. In der gut ausgestatteten Küche konnte man sich gut selbst versorgen. Im Laufweite gab es aber auch einige Restaurants. Absolute Weiterempfehlung von uns.

Caedwalla House provides excellent accommodation in the annexe to the main house. It has everything required, is spacious and comfortable. The contents of the hamper were much appreciated. The living room was a little chilly in the evenings as it was October but the fire soon heated it up. The owners were helpful and on hand if required. We found the location to be excellent, very quiet yet only a short walk to the High Street. The sea is also just down the road. We enjoyed walks in the area and suggest Pagham Harbour and Bosham as places to visit. The Seal in Selsey does excellent food and is very welcoming. We thoroughly enjoyed our stay at Caedwalla House.

We returned to Caedwalla House and the warm welcome from the owners. This is a lovely and private annexe where we can relax or venture out to the nearby shops, beaches or for long walks. The welcome basket set up our holiday and is really appreciated. I've no doubt we will return again.

This was a last minute change for us, but wow what a lovely place to stay. We were welcomed by the host and provided with a goodie basket to start the break. Caedwalla House is a first class setting, a quiet retreat and yet a five minute walk to the shops and cafes. Great walks to the seafront, where we enjoyed a crab lunch. Convenient to get the bus or drive to Chichester and further a field. We had a busy but relaxing break, each evening returning to sit and look out over the garden. Definitely would recommend to friends and we will plan to stay again.

The house is well located to visit West Wittering beach and has everything that you need for a stay. Sealy is a good small town with a variety of restaurants that are well priced. Look forward to coming back next year

It’s not as show. In the photos we saw on Henry adams when it was booked. My disabled father had to walk up a dirt track to get round the back to the part we stayed in. The bedrooms were both up steep stairs, it was refurbished in winter and we were not told about this. Blind was broke in the bathroom, the window can be seen straight through so people can see you going toilet. There was no washing line. The electric aired didn’t work. Not suitable for disabled people the kitchen and bathroom floors were slippery under foot. The couple that own it are nice but it’s not well described it’s a lot smaller than it looks. Had the worst holiday here didn’t help there not much around selsey now either

We were made to feel so welcome with a greeting of homemade scones and jam, wine, beer and essentials. The accommodation was spotless and fully equipped with everything you could possible need. The furnishings were luxurious and comfortable, a real home from home. The location was ideally situated - a short walk from the town and the beach. The hosts couldn't have been more pleasant providing total privacy but being available if needed. We would highly recommend a stay at Caedwalla House.

Die Unterkunft entsprach genau unseren Erwartungen und der Beschreibung. Sie ist sehr ruhig gelegen. Die Ausstattung ist sehr gut und sehr komplett. Es ist einfach alles da. Das Startpaket mit frischen Brot und selbst gemachter Marmelade und Wein war eine Überraschung. Vom Ferienhaus ausgehend kann man kleinere und größere Wanderungen unternehmen. So ist der Strand (Kieselstrand, ca 4 Meter Tidenhub) nicht weit und man kann in beide Richtungen laufen. Ein Auto ist empfehlenswert. Man kann aber auch mit dem Bus z.B. nach Chichester fahren (jede viertel Stunde). Der Ort hat mehrere Geschäfte und Restaurants. Wir wurden vom Eigentümer selbst sehr nett empfangen. Es ist eine wirklich empfehlenswerte Unterkunft in Selsey. Aus den genannten Gründen geben wir 5 Sterne in allen Kategorien. The lodging was exactly according to our expectations and description. It is located in a very quiet area. The equipment is very good and very complete. Everything is there. The starter package with fresh bread and homemade jam and wine was a surprise. From the cottage you can go on shorter and longer hikes. So the beach (pebble beach, about 4 meters of tide) is not far and you can walk in both directions. A car is recommendable. You can also take the bus to Chichester (every quarter of an hour). The village has several shops and restaurants. We were welcomed very nicely by the owner himself. It is a really recommendable accommodation in Selsey. For the reasons mentioned, we give 5 stars in all categories.

In a word...PERFECT. This house is a total delight and the garden is just wonderful. It feels so private and is complete with comfortable furniture and little lights that look like stars. The sweet peas were in full bloom and magical. The entire stay was a delight.The hosts so kind and helpful and everything so comfortable and well designed. We loved it and were so happy with our choice of properties. This is a great one.The kitchen is fantastic. I did not do much cooking but loved sitting in it. . The beach is at the end of the road..or one of the beaches. There are several and all fun. The Seal pub is 5 minutes walk and the food there is fab. The whole house is excellent . Not enough stars.

Graham made us very welcome from the moment we arrived. The property was clean, very well furnished and equipped. Plenty of helpful provisions and treats to help us settle in quickly. We were able to make use of the lovely seating/dining area during our stay, thanks to the brilliant weather. The location is excellent and was the perfect base from which we could visit the many historic properties and gardens in the area. we stay in the Caedwalla House in Selssey unfortunately only one week in July. 2019.. This is a very good accommodation and where a good starting point for excussions .Also there was a very nice garden for relexing too and only a few minutes walk the beach. To have a welcome there were some nice touches líke homemade marmalade , scones , water and wine. We will defently come back.

We spent our time on the beach or walking in mostly good weather and Caedwalla was always nice to come back to, especially the garden where we had breakfast and dinner on some days. Service was excellent and there were some nice touches like the homemade marmalade and scones.We would come back.
