    ALL ABOUT TEXAS is a luxury Frio River vacation rental located in the gated Heartstone community in Concan, Texas. This spacious home sleeps 28 in beds and features 5 bedrooms and 5.5 baths, making it ideal for large groups, multi-family vacations, and reunions on the Frio River.

    Designed for gathering, the open-concept floor plan offers plenty of space for everyone to relax together. Step outside to enjoy the covered porch and outdoor kitchen, perfect for entertaining after a day on the river. The private, safety-fenced pool and built-in hot tub are available year-round, adding comfort and luxury in every season.

    Guests will also love the fire pit, BBQ pit, and horseshoe area, creating the ultimate Texas Hill Country outdoor experience. Private Frio River access is available just a short distance from the home, making it easy to enjoy tubing, swimming, and river days. With ample parking and partial garage access, ALL ABOUT TEXAS has everything you need for an unforgettable Frio River family vacation.

Outdoor gathering area and fire pit were so cozy and made watching the stars at night a cosmic experience. House is laid out for a family. Our family had a wonderful time!!! Dislikes: Not much. A little pricey.

The house was awesome. It had everything we needed to cook and entertain ourselves. I highly recommend the linen service, we didn’t have to bring blankets / towels etc. Perfect house for a big group and kid friendly. Walking distance to the river or rent a golf cart. You can also walk to the frio store right outside the subdivision. Trash picked up daily it seemed like. Very clean subdivision. We would stay here again! Thanks again.

Rating Details: The property manager was somewhat unhelpful. The vacation rental was spotless. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: First morning we had no water, YAY!! The water pressure was so low you had to wait awhile for it to build up to even make a pot of coffee. Ceiling was losing a piece of wood in the kitchen. You have to take everything under the kitchen sink basically so don't forget the basics or you will spend everyday at the store. It's pretty but definitely not a private house, no privacy fence and loud nights as kids with go carts cruise all night. If your looking for a quiet, private trip keep looking. The house is beautiful though! VERY PRETTY!

Issues during my stay

I was somewhat dissatisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: I have been reserving this house for the past four years and others before that through frio River vacation rentals. A few years back a big window was broke and I wasn’t informed about it. It was just taped and the safer of my guest was questionable. This year the main complaint was the pool light was out and I was not informed about it. Swimming in the pool is one of the main activities the kids love to do at night. Without the pool light it made it not enjoyable. So the four nights without a pool light it was always an issue. One other thing we could not watch TV in the living room because the remote didn’t work or the wrong one was on the couch end table. We tried all the other room’s remotes but just couldn’t get it to work. So couldn’t watch TV in the main living area the whole stay.

We had a wonderful time enjoying the pool and hot tub. Not to mention the river access for the renters in the subdivision which is just a short 5 minute drive. We rented a golf cart and that made it very easy to get our things down to the river. Would definitely recommend this rental.

The box had a lock on it. The pool lights were on a timer and would not turn on till after 9pm. The remote near hot tub was useless and did not work.
