Wildwood Cottage House Rules & Information
1. We have a Virtual Guide book available upon check-in, providing you with restaurants, grocery, shopping, and entertainment ideas. You will also be able to find check-out procedures and our other homes to plan your next stay.
2. NO Smoking of any type (vapes, e-cigarettes, etc). Smoking is prohibited on the property, including all indoor and outdoor spaces. NO drug use/illicit substances anytime, anywhere on the property.
3. PETS are allowed on this property, with a pet fee. Pets must also be in a cage and not left alone when you are not in the house.
Small dogs under 40 lbs allowed (Please specify breed, weight, and age.) No Pit Bulls, Boxers, or Dobermans permitted. (We request photos of your pet prior to your stay.)
Pets must not be left alone in the house without a cage.
4. No Parties (we have neighbors, so keep noises to a min.). Guests are welcome to have fun and have a group gathering, but keep it to the number of guests registered. NO extra guests. In the event of any parties, events, extra guests, or unauthorized visitors, regardless of any damages, guests will be charged the full security deposit, and the reservation will be canceled without a refund.
5. Check-in is anytime after 4 PM. Ask about the availability of early-bird arrivals and late checkouts. Extra fees may apply.
6. Checkout time is 10 AM. Checkout information is located in the Guest Book, our Virtual Guidebook, and will be emailed. Unauthorized late checkout will be charged the full security deposit plus additional charges if it results in the cancellation of incoming guests. Please leave the house the way you found it and follow our simple checkout process.
7. Parking in the driveway only. No more than 4 cars allowed. No parking on the grass. The city allows short-term rental parking in the driveway only. Any tickets or towing when parking in the street will be the responsibility of the owner of the vehicle.
8. NO open flame, candles, or fire pit on the property, as we don’t currently have safety regulations in place.
9. If you choose to enjoy the patio, the furniture cushions are in the garage. When not in use, please bring the cushions back in. We have some ornery squirrels that like to nibble on the cushions when left out. The remote to the patio fan is on the wall under the TV. The Outdoor TV remote is on the table by the Guest Book.
10. Bedding for the living room pullout beds can be found in the living room closet. Put used bedding in the garage laundry bin at checkout.
11. No Fireworks (it’s illegal in our City).
12. The trash bin is located in the garage. Trash bags are provided. Extra trash bags for the garage bin are hanging over the side of the can, and extra kitchen bags are in the Kitchen Pantry near the door to the garage. When checking out, make sure all trash is bundled and placed in the garage. If you need a place to put smelly or extra trash, there is a large green trash bin in the backyard for bagged trash. Please keep the lid closed to keep the animals out of it. Trash pickup day is Wednesday. They pick up around 7 AM. For stays on the trash day, please take the trash to the curb (bags only, not the bins) the night before after 7 PM.
13. Only toilet paper down the toilet. NO Kleenex, NO paper towels, NO Tampons, NO Wipes. Please dispose of those items in the trash.
14. No commercial, advertising, or special events are permitted.
15. Our property is not set up for infants and is not child-proof; however, children are very welcome in our home with parents` direct supervision at all times. Please bring the necessary gear for your infants if needed.
16. Strict quiet hours from 10 PM - 9 AM. NO blasting of music at any time of the day. The City of Arlington has No Outside Congregation Restrictions between 10 PM and 9 AM.
17. Owners/hosts bear NO responsibility for any accidents, injuries, or illnesses that you may sustain within or during your stay, NOR damaged personal belongings or vehicles.
18. Damage deposit required. Guests will compensate the host for any broken, damaged, missing, lost, or stolen items at the time of checkout. Any damages to the home from guests will be charged to the value of the items. The amount may exceed the deposit amount.
19. Surveillance on the property for security purposes only. (outside & Garage only)
20. A 9% city tax is included in your nightly rate.
21. Must be at least 25 years old to book. A photo ID may be required upon check-in.
22. Security Deposit - required up to $500.
23. Guests will be charged the full security deposit if any of the rules are broken, regardless of any damages. Guests may be asked to leave early if violating any of these rules. No refunds for violating the rules.
24. Contact the host if there are any questions or concerns.
25. Trip insurance is recommended. Things do come up, and airlines change flights. This is added protection for your stay. All VRBO cancellations are subject to a Stripe credit card fee for refund.
26. A photo is required on the STR site (Airbnb, VRBO, etc.)

We have put so much work into making your stay perfect, and we value the time we have between guests to prepare for future guests. Please note that there are minimal fees for guaranteed early check-ins or late check-outs to cover the expenses of reworking the schedule or adding an additional cleaner to the schedule to accommodate your request.
