Pretty good overall, but the hotel feels a bit like a work in progress and the decor is a bit tired. Room furniture seems hurriedly assembled from second hand stores! That said - great location, very comfy bed, clean and airy room, large clean bathroom, cooked breakfast!
Staff was kind and helpful. Our room was odd to get to going up the stairs then down the stairs. No A/C so windows open… except open to a bar right outside which was loud until 3am. Yikes. Wonderful location next to the promenade and shops. Good food options around too. TV was small. Bar area had broken drafts for the beer. Breakfast was so/so but they would make you eggs however you’d like fresh, so that was nice.

Staff were lovely however there was damp in the room and my wardrobe was missing a handle / breakfast was good but there was a limited quantity but again the staff were brilliant
Can't fault the hotel at all, in prime location, staff fantastic, breakfast amazing, booked 3 dbl rooms, requested through Expedia if I could have a quiet room, as undergoing treatment and was going to recuperate on this beautiful island, got back to me, to late to cancel, and book elsewhere, basically saying couldn't contact said hotel?? Strange one that, was put in three adjacent rooms, directly at the side of wether spoons, the noise on all nights untill 3 in the morning was absolutely horrendous, there's a night club above wether spoons did complain first night, felt physically ill no sleep the whole break, to put pensioners, and young children in these rooms, awful, noone got back to me from reception following day, was brushed under the carpet, I explained what treatment I was undergoing it was obvious just looking at me, Expedia also was informed about this, along with hotel staff, but to no avail, we stayed in rooms 306/307/308 careful anyone booking with this hotel, the noise horrendous Thurs Fri sat and sun, untill three in the morning and later, never again

Super friendly check in. Huge room with sofa and sea view. Fantastic choice and quality of breakfast. Amazing staff. Comfy bed. Great location. Would definitely stay again.
Clean toom, very big room with pleanty of space. A bit dated and could do with refresh but perfect as a economical room for an overnight stay. Thf staff were very friendly and welcoming.
Room was clean and tidy, staff were all very friendly. A special mention to Vinus who went above and beyond everyday. No problems at all when we needed to extend our stay when the ferry was cancelled.
Comfortable, clean big room overlooking the promenade. Comfortable big bed. All staff very welcoming and friendly.
Just 5 mins from ferry terminal
Only slight issue was leaky shower screen and windows not very soundproof despite being double glazed.
However would thoroughly recommend. Excellent value
I loved it. The view from my room was amazing, I didn't tire of it. The room was incredibly spacious, the bathroom too: I loved having the Nespresso machine. Blinds provided a great blackout so I slept well. Very close to bus stops and high street shops if needed. Will definitely return.

A couple of minor faults(bathroom floor suffering from water damage & an empty sugar satchet placed in a hole in the wall, corridor carpets need replacing)
Overall very nice staff, good breakfast, located on sea front and short walk from ferry terminal & shops
Simply furnished and decorated, but clean and specious room. Refurbished bathroom and shower area with sample cosmetics adding a nice touch. Room 206 near to building site, so awakened earlier than anticipated. Last minute booking so no choices. Fabulous staff and breakfast. With eggs cooked to order. Spotlessly clean.

Nice large room. Bay window Excellent location for getting round!
We had an en-suite- slightly dated! Shower was good. Bath taps didn’t work but that was not an issue unless one needed to use the bath.
Could do with some refreshing!
Stocked well with a proper coffee machine and pods, electric kettle. Even a fan!
Clean towels.
Rooms aren’t made up daily, but then it was good value with my points.
Lots of restaurants one could walk to for dinner!
Breakfast was available but not included in the price of our room.
Location was great. Just by the ferry terminal! Unfortunately there was a bus strike so can’t comment on other travel!
Opul Boutique is new and you can tell its been 'revamped' quickly and on a budget. Bedding etc is all clean and new but furniture is tired. In room equipment (TV, coffee machine etc) is all new. Wifi did not extend to the room effectively and kept dropped out and the table to work on was too small. The rooms are spacious an plain on the walls. Given the history of the building this seems like a missing opportunity. Additionally there are no curtains up so light comes in and will affect you if you are a light affected sleeper.
Breakfast was inconsistent as one day it was a buffet and the other day it was cooked to order. Other than that the selection and food was nice.
The 'cafe' may be open until 10pm but it does not serve food. This should be outlined on the booking (as it's not really a cafe with no food).
For walkers and personal travelers this does the job but for business travelers I would say there are better alternatives on the Island.

There were signs of wear and tear within the building, the room with a sea view was ideally situated .there was some noise from traffic. Compared to other stays in Douglas, this hotel was very good.
The management of this hotel seem to be under the impression that adding "boutique" to the name is sufficient to give it a veneer of quality. Unfortunately the name is where that veneer abruptly & catastrophically ends. I’ll start with the 1 positive - the staff were all fine – no issues there. The hotel itself is dilapidated and old - water dripping from the ceiling in the bar, signs hanging off walls, carpet that ends 2" short of the wall, but the real joy begins when you go upstairs. The room, although large, is sparse - not a single picture on the wall or redeeming "design' feature to be found - unless of course 'feature' includes mold around the bath and broken tiles, urine-soaked mattresses, broken furniture, painted-over damp on the walls, and various stains and filth too numerous to mention. A 'full-length' mirror in the room - presumably sourced from an abandoned shoe store - was great if you wanted to know how your feet looked before you left the room, but useful for little else. The 2 safes in the main wardrobe (surrounded by hotel trash) are presumably to reassure the undoubtedly well-heeled guests at this prestigious property that their numerous valuables will be secure. Even more hilariously - I assume in a pathetic attempt to justify the 'boutique' nomenclature of the hotel – guests are spoiled with 2 threadbare bathrobes, but –having seen the mattress –we decided to forego use. Overall, management is must be either indifferent or incompetent. AVOID!

Well located hotel within five minutes walk of the ferry port. An old fashioned style B and B with seemingly new owners (Opul Group). Rooms are large but maybe a little in need of a refresh. Everything clean. Breakfast included which was surprisingly excellent. Buffet style but even catered for us as vegans which was amazingly welcome. Well located for the town centre, next door to wetherspoons which can be loud on a weekend, but no huge problem.
