The location is great. There are some stairs to get to the property and then to the rooms but it is not excessive. Good air conditioning and quiet when you shut the windows. Feels safe but also very convenient location.

Lovely room in amazing location

We loved our stay. Book the sea view room if you can. Lovely view. Very comfy king bed with high ceilings. Excellent location right next to old town gates. Great value and friendly host.

The location was great. The room and furnishings were very basic. The "terrace" and "garden" were dirty, and unwelcoming. There was a big piece of broken metal left out there and old deflated balloons lying around.

Tea was more that helpful and went out of her way to accommodate us. We also enjoyed chatting with her.The room was clean and spacious. The public parking by the hotel was expensive but were given option to a cheaper site further away.

Stayed in the triple room. Good proper double bed, super clean, airconditoning works. Small fridge & kettle. Great location next to old town. As it is an old building, soundproofing is not very good and the area is noisy during night.

The location is the real highlight of this property. Don't actually think there is a residence closer to the Pile gate, the main gate into the old town. All the buses stop at this gate. Room is very nice - clean and functional and everything you need for a few days. Even the small sewing kit you get in hotels that was on the landing was a nice touch when my bag broke and we had to repair it! View from the windows in the triple room unbeatable. There IS noise from the road and the old town (cleaning, church bells) overnight and early hours due to nature of old buildings and fully opening windows and shutters but this is mild and wouldn't actually wake you if already asleep and to be honest I wouldn't change that for the ability to fully open the windows and enjoy the climate and see that view for anything!! Would definitely stay here on my next trip back to Dubrovnik.

This place isn't really a hotel. It's a self-serviced rental unit with self check-in/check-out. I would not return, primarily because of the stairs. You have to carry your luggage up 37 steps on a public street, step over a 2-step threshold through a green door into the courtyard, climb 13 steps to the second floor, and then go up 7 more steps inside the unit. That is 59 steps total. I booked through Expedia expecting a traditional hotel with staff available to drop off bags. Instead, the key was in a lockbox, leaving you to navigate everything on your own. While I was struggling with the lock, a resident came out and spoke to me from inside, but she didn't even open the door so not sure what she was trying to do. I have no idea how luggage storage would work here, as it requires far more coordination than a standard hotel. The key was ready for me, but if you arrive before the previous guest checks out, you risk being stranded in the Dubrovnik heat with your bags. On the positive side, the location is great. A local noise ordinance keeps things quiet after midnight, so late-night partying won't disturb your sleep.

Nice, clean rooms. So close to the old town, you're right by Pile Gate. Great view of the town from the room too. Host was super helpful on arrival and understanding of our late flight in. Highly reccomend!
