Bright and comfortable this third floor apartment also offers a stunning view from all the windows to the Carlton Hill Monument
(sorry, no LIFT or elevator in this historic building).


Situated at the East End of Edinburgh opposite to the Edinburgh Playhouse Theatre and close to local attractions including the Vue Cinema Omni Center, St James Shopping Center and Botanic Garden.
Short walk to Princes Street, Waverly Train Station and the Bus Station. It is also well connected to the Edinburgh Airport just 20 minutes away by car
and now also connected by Tram from the airport to Picardy place stop just outside the apartment.

Getting to your Picardy Place holiday home could not be easier it is located in Edinburgh city center so Airport bus stop is within few minute walk; Edinburgh Waverley train station just 5 minutes away as well as the Bus station. Once the tram will work the stop from the airport will be just at Picardy Place.

This property was very clean and inviting. Giovanna was exceptionally attentive and helpful as a host, and she runs a great Italian restaurant next door. Check it out. Our stay was a wonderful experience for our family. The negative was the walk up 3 flights of stairs for us of a certain age; but, hey, the extra exercise may have resulted in our slight loss of weight—something that has almost never occurred for us on vacations.

Perfect location right in the centre of everything you could need. Large kitchen and living area that enabled the 6 of us to relax and spend time together. Every space was very clean. Nice to have a roomy shower. Beds were comfortable, even the bunk beds (considering we’re over 60). Grateful there were fans provided as it was super hot in Scotland during our visit. Excellent communication with the owners and check-in was super smooth. Appreciated that we could do laundry on site. Highly recommend!

Great apt in a great location!

This is a lovely apt in the heart of Edinburgh with shirt walks to everything you would want to see and do. The hosts were wonderful and quick to reapond with our questions. Eat at their restaurant, Guilianos, it's AMAZINGLY good!

We have a lovely stay at this apartment. Wish we could have stayed longer! Easy walk to all the sites. Wonderful Italian restaurant next door. Parking facility close by if needed. The owners were very friendly and helpful.

Conveniently located. But on a busy street so expect road noise and the sounds of passers by. Should’ve read the listing more carefully. There is no elevator, so hauling bags up to the flat can be a workout.

Great home base

The flat was the perfect home base for our family and friends. There was ample room for everyone and the second bathroom was super helpful. Checkin was a breeze and we where comfortable the entire time. Location wise it’s only a short walk to the Royal Mile which was great. We would stay here again for sure.

The condo was conveniently located and within walking distance to old town and new town. Condo was clean and comfortable with 2 bathrooms. Giovanna was a great communicator and flexible to deal with.

Plenty of space! It happened to be a heatwave they brought us fans for every room. Constant communication and ease of check in. Easy check out as well. Great spot for quick connection to airport tram. Walkable to everything. Restaurant downstairs for takeout pizza was perfect. Would definitely stay here again

Perfect location!

Five of us stayed in this apartment for 3 nights. It is in a perfect location! It is a 5-10 minute walk to the train station. It is right around the corner from the tram that will take you to the airport. There are wonderful restaurants and bars within a few blocks. The royal mile and castle are also a short distance away. The apartment was very clean and spacious. The owner was very helpful and provided everything we needed. I would definitely stay here again!

Really Nice Flat Good Downtown Location

We had six adults and three children ages 5 to 10. Good sized flat so it worked for us. Location in New Town at the base of Calton Hill so lots of stuff close by. The one consideration is the pub across the way that is open very late (2 or 3 AM) with loud patrons outside. Muffled if you keep the windows closed. We’d stay again if we had a need for that many people.

Family Trip to Edinburgh

We took a family trip to England and Scotland with 10 people. Giovanna was a great host and the property was just as advertised and in a great part of town. It was very accessible to everything and a short walk from Waverly Train Station. We could walk to Calton Hill, Princes Street, the Royal Mile and Edinburgh Castle no problem. The property is directly across from the Playhouse if you want to catch a show and close to plenty of places to eat. We had a blast exploring Edinburgh. Thanks for hosting.

Perfect location for Fringe

There were 3 couples staying, plenty of room, 2 bathrooms. Great location for some Fringe venues, some of the main venues are about 20 minutes walk away. Slightly noisy as there's a busy nightclub directly opposite which stays open late. We had a problem with the shower, one phone call to Giovanna and it was dealt with immediately, the shower replaced without any hassle or stress. Excellent service. Feel a lot fitter after the 3 large flights of stairs up to the apartment, don't take too much luggage! Really good communication with Giovanna, could not have been better, 3 sets of keys so we could do our own thing. Convenient restaurants/cafes and fast food places right on the doorstep. After check out, bags can be left at the Italian restaurant next door in a secure cupboard. All in all, very highly recommended.

The apartment was a perfect choice for our party of 4. (Two married couples) We had plenty of space to relax. The location is close to the city center, train, and bus line. It made it very easy to get to the sites we wanted to see. Giovanna was helpful and very responsive to messages.

Family flat

Let me start by saying that this flat has an amazing location! We were able to walk down stairs and go right to the tram system and hit all of the sights! It is in walking distance to many shops, dining, etc. The flat itself worked great for our quick stay. We needed bedrooms for everyone and bathrooms were key in organizing how fast we could get up and around to sight see! The hosting family goes above and beyond to make you feel welcome as well! Thank you!

Convenient location for good price

At first we were alarmed about the drab staircase and apartment was like a long narrow hallway but once we got into the living space and bedrooms everything looked nice and clean. The doors all self-close due to fire regulations but look around and you might be able to get creative. Ceilings nice and high and good view of the Playhouse theater. Location was good for the price - 15 min walk to Old Town. Owner, Giovanna was very responsive - she sent her husband the same morning that I mentioned the doors were squeaking (which led to us waking each other me up to go to the bathroom), and he took care of the problem. They own the restaurant downstairs - Giuliano’s and her husband was super nice and attentive to us when we went in for a light lunch. Worth checking out the restaurant btw as it was quite tasty. All in all for a City Apartment we have this 5 stars for the price and location, well supplied, clean and attentive owner. We have stayed in much nicer accommodations but those were all in the countryside - we would have had to pay a lot more to get a high end flat in Edinburgh so for its price tier, this home gets 5 stars.
