The Space:
The perfect home for an Edinburgh stay, this modern stylish flat is fully equipped with everything a group of friends or family might need for your getaway.
Enter our home through a private main door at ground level and you'll be greeted by a bright and lovely living area and dining area.
The kitchen is fully equipped with essential cookware We provide all cutlery you’ll need to cook a delicious home-cooked meal using the inbuilt electric hobs, oven and microwave.
There are 2 bedrooms with a double and king-sized bed. The king size bed can be split into 2 smaller singles upon request. The master bedroom has its own en-suite shower room. Every bed is fitted with complimentary hotel-quality linens to ensure your comfort.
As well as the en-suite there is a master bathroom, equipped with all the amenities you’ll need to freshen up including a shower, a toilet, and a sink. Fresh towels and free toiletries will also be supplied for your convenience.
We also love to host kids, we have a large cot and high chair available for you upon request. Please contact us if you have an special requests for your family.
The property has a smart TV with free Netflix for guests. The TV has Chromecast built in, so you can cast your own Neflix or entertainment if you wish from your phone.
The property is also equipped with a coffee press, washing machine, tumble dryer, clothes drying stand, iron and ironing board.

Other Things to Note:
We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).
For security, video surveillance operates outside of the property.
This is a self check-in property and you will be requested to verify your identity before being able to check into the flat. You can check-in anytime of the day as long as you respect our standard check-in time.
There is a zero-tolerance policy for smoking in the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 GBP smoking fee, at minimum.
For local licence compliance and safety, the property also benefits from smoke alarms, carbon monoxide and a GDPR compliant environment monitoring device that measures temperature, humidity and decibel levels.

The property will be accessed through pin code access and we will be fully contactable throughout your stay.
