No.10 is a private sanctuary. Both secluded and connected. With an array of sheltered bays and deserted coves within swimming distance. Perfect conditions for those who just want to escape for a while. A short walk from the limpid waters of the Argosaronic Gulf and the sandy beach of Lepitsa with its simple fish taverna, coffee shop and communal beach volley ball net.
When the moment feels right to leave the villa and get out and about the local villages and islands of Kilada, Porto Heli, Ermioni, Spetses and Hydra have waterside tavernas bars and traditional village life. The spa and beach club facilities of elegant Amanzoe are extended to No.10 guests (by prior arrangement). Nikki Beach has an achingly cool roof bar, restaurant and beach club. Culture abounds from live theatre at the Ancient Theatre of Epadivros to the cafes and artisans of the fortress town of Nafplio. The Neolithic Cave of Franchthi is visible from the entrance road. Kilada, the closest village to the villa has a small fishing community and its boat yards make the traditional Greek “trehandiri fishing boats”. Mooring in Kilada’s harbour can be arranged and friends visiting by boat can more at anchor in the deep waters below the villa.

The open plan villa with floor to ceiling windows gives 360 degrees of classic Greece hinterland.
The 180° of seascape to the front of the villa rolls into the distant islands and mountains of the Peloponnese. The views from the back of the villa, sweep down over the gentle hills of Kilada on one side and to the old town of Kranidi perched on the hilltops of the other side of Kilada’s valley. Everywhere you look – whenever you look, it is beautiful.
Swimming is central to the holiday villa experience and swimmers can choose between the lapping pool 20 x 7.5m, the Tots pool (adult supervision is a must at all times) and the Chatting pool. Surrounded by terraces to accommodate the sunbather and the shade bather. Sea swimmers – are spoilt for choice. The waters and bays at the bottom of the Seafront Villas private road, are exceptional. 150m from the crystal clear waters of the Argosaronic Gulf. 5 little bays with tiny rocky beaches pave the way to the sandy beach of Lepitsa (350m) with its simple fish taverna, coffee shop and communal beach volleyball net.
Secluded and Connected No.10’s private and discreet location is within easy reach of the local villages of Kilada, Ermioni, Porto Heli and the islands of Spetses and Hydra with their traditional tavernas coffee shops and bars. The General Manager of the elegant and private Amanzoe extends a special invitation for No.10’s guests to their spa and beach club and the achingly cool Nikki Beach in Porto Heli also extend a special welcome.
Housekeeping is unobtrusive and efficient and the villa is managed with a calm common sense.
SERVICES House Menu For those lazy holiday days when guests don’t want to cook or go out, a small menu of simple Greek dishes delivered to the Butlers kitchen. Place your order 24 hours in advance, with our experienced catering partner Spitiko ( www.spitiko-catering.gr ). Discuss your wishes directly with our skilled and experienced caterer, whose local references are impeccable. Order delivered into the Butlers Kitchen refrigerator to be served at guests’ convenience. The large well equipped kitchen / diner is the hub of the villa, its jasmine fringed dining terrace blurs the lines between inside and outside living. Fresh local produce is wonderful and preparing it a joy in a
kitchen with plenty of room for those ‘all together’ holiday moments. No.10’s Mr. Yianis can recommend where to buy the best produce and help set up delivery.

Washing Up Dining at the villa? Leave the washing up to us. Clear the dining table to the specially nominated area in the Butlers Kitchen and the lovely Housekeepers will wash up and put everything back in its place in the morning.

Grounds & Garden Maintenance 6am – 12.30pm daily. Grass cutting – Friday mornings. ( can be arranged to other times to suit guests)
