This reasonably priced hotel is conveniently located for the station, beach and main part of town. Our room with a sea view was clean, warm and comfortable. We parked at the train station: 24 hours for £3.30.
First let me say that I have no problem at all with the staff, they're lovely, polite, welcoming, helpful etc. But the rooms are tired, dated, very plain & functional. The single glazed windows mean that traffic noise and passing people are very audible from seafront facing rooms. The sea view is distant and limited.

Awful, I haven't slept a wink while I've been there. As it such an old building the wall are very thin and you can hear everything from all directions, doesn't help the people next me all week were drunk and very loud about it. I spoke to hotel staff to see if they could help at all but all they did was shrug at me saying 'they can't help much as people are on holiday they are allowed to have a good time' which I do get but when I told them I here for work not a holiday and need to sleep they just looked at me like I've got 3 heads or something. The telly also turns on at random times through the night and comes out stupidly loud everytime even though I turn it down.
My room was very nice with a walk-in shower that I asked for. My only fault that there is no one to help with luggage up the few steps to the lift....especially being elderly. Maybe a few more items added to the breakfast menu would be ideal too. My stay was very pleasant.
A 300+yr old building which had some really quirky areas that added not subtracted from the overall ambience. Well located to town centre and beach. Staff numbers had been reduced due to a recent tragedy but credit to those remaining - especially the front of house/ receptionist & cook who worked like a trojan (1 man).
the area where your parked your car for £12.00 per night looked like a very run down shack in a shanty town, I did wonder if we should leave the car there would it be there in the morning.
The hotel looked nothing like the photo's on the website, more like faulty towers but worse. The first room they showed use was half a room with a bed thrown in the corner. The second room wasn't much better but was a bigger room. To sum the place up it was a very tired and dated 50's hotel which has not been updated since then.
Property is very rundown not tired but exhausted. Everything was to try to save money. Milk in room was sour, breakfast was just cheap, minimum food out watered down juice just awful. I have no idea where the Expedia rating came from it was just budget to the extreme. A lick of paint costs nothing. Walls painted but painted over holes filler costs nothing.
On the plus side the guy in reception was lovely. He was also the only guy on breakfast. He was kind and helpful. The room was clean. However being on the top floor with one minuscule lift barely big enough for two which didn’t work into late evening was really unhelpful.
Come on owners of The Manor spend a few quid on what could be a lovely hotel.

Very clean helpful receptionist although as a disabled person back door was closed at 9 pm so had to walk round to the front door which was closed at 10pm couldn’t see why the back door wasn’t open until 10pm
Although the hotel was short staffed due to the Indian plane crash the owners had to go back to India due to relatives on the flight, we were very welcomed and looked after. The rooms and the communal areas were kept very clean. We would go back again next time we were in Exmouth.
The young men monitoring the front desk and the dining facilities were the best! Very helpful with assistance in what was needed.The hotel was close enough to the town centre but was on a slope. The room was very clean, but the bed was also on a slight slope- that was fixed by inserting a pillow under the mattress. The duvet was kind of heavy for the summer season.This hotel was next to a primary school that was quite noisy at times. The food served at dinner was excellent. The breakfast items were good. We would stay there because of the kind staff, the good food ( an excellent chef!) and also because of the cleanliness of the room.
