Bud's Place, Southern Charm in the Shenandoah Valley of Virginia

The home is nestled between the Blue Ridge and Allegheny Mountains with easy access to Interstate 81 and Route 11. Our beautiful, century-old farmhouse is a relaxing place to get away and create special memories with family and friends. Dogs are welcome. We charge an additional $100.00 pet fee. Bud’s Place has all the peace and quiet of the countryside, while also being located close to historic sites, breweries, wineries and much more. Our large deck is perfect for outdoor lovers and the sun porch is a great indoor space to relax and enjoy the view. Guests are welcome to enjoy our outdoor fire pit during their stay. Bud’s place features four bedrooms, three queens and the fourth has a bunk bed with a twin on the top and a double on the bottom. The home has two full bathrooms, one upstairs and one downstairs. The newly renovated kitchen is fully stocked with dinnerware, glassware, utensils, pots and pans, coffee pot and much more. There are plenty of towels, wash cloths, dish towels and dish cloths. We provide paper towels, toilet paper, trash bags and tissues. Help yourself to one of the many books and there are also games and puzzles along with TVs in the family room, living room and downstairs bedroom. We are only 10 miles from the Lexington Horse Center and 12 miles from VMI and W&L University. Come and stay at Bud's Place and enjoy a complimentary bottle of wine from Rockbridge Vineyards & Brewery and cheese from Mountain View Farm Products.

Wonderful Place

Great farm house

Enjoyed our stay. The sunrises and sunsets were great. House was fun. Don’t miss visiting the dairy farm across the street. Lovely. Perfect place for a relaxing time.

Charming Farmhouse for a Family

Bud’s Place was the perfect home for our Grands wedding weekend adventure. The beautiful mountains, the cattle close by, the tremendous views were all quiet gifts for our souls! The home was beautifully appointed: the antique furniture a must see; the updated bathrooms,spacious kitchen: it was wonderful. We did not have a pack and play as listed when we arrived late at night. The host, however, was on it and went above and beyond making it right. We even used the antique high chair for our little 7 month old.It’s a lovely place for respite and relaxation. Lexington a short distance away was a treasure to explore even in the pouring rain.I wholeheartedly recommend Buds Place. It’s charming and homey in an updated modernized farm house. We will be back.

The property is beautiful. It was the perfect amount of simplicity for our family. Our family of 8 was comfortable and loved everything about this house. We wanted for nothing. It was fully stocked with everything you needed. The owner was so welcoming it felt like home as soon as we walked in. We will be back!

Very beautiful

Polyface farm event

We have stayed in several nice Vrbo's in the Staunton area. This accommodation was exceptional and we hope to stay here again next summer. The location was exceptional and provided easy access to the interstate and also local attractions. Finally, we found the kitchen very functional and the house offered several places to rest and relax.

Our favorite VMI/Lexington VRBO

The house is so well furnished and comfortable. So much space and the views are so serene. Took a 2 mile country road walk yesterday to enjoy the area. Farm across the street sells Mountain View cheese in their little farmstand. Wonderful owner and easy communication!

Wonderful Weekend Get Away

Bud’s place was the perfect house for our weekend family get away to the mountains. It had a lot of room and the accommodations were excellent. We enjoyed the beautiful sunrise and sunset from the front porch and the kids enjoyed seeing the cows each morning. The house was very clean and we did not lack for anything in terms of towels, linens, kitchen supplies, etc. There was a welcome basket with wine and cheese and crackers and clear instructions for our stay. Thank you for a wonderful weekend!

Great home and location

We came to the area for the Chessie Trail Marathon, then decided we’d have to come back again just to stay in this beautiful home. The house was clean, comfortable and well stocked. The notebook left for visitors was concise and well planned. The location was peaceful and the wide-open night sky was thrilling for those of us not used to dark skies. (Although we did not see the playground that was mentioned, our 5 and 11 year old kids loved the home and wanted to stay longer). It was a great place for all three generations of our family to stay.

What a gracious host!!! They left a welcome basket for us and the property is absolutely amazing!! The neighbor farmer Emily is very kind and Even though you can’t pet the goats, you can buy fresh goat cheese from her right next-door!!! Great friendly people all over the area!! This house is completely redone and it just feels like a home away from home! Such a great place!

Family gathering

Our stay could not have been better. We were welcomed with a hospitality basket on the kitchen table and clean, comfortable and and well stocked accommodations. We have such an appreciation for family history and loved the fact that this still felt like a family home. The front deck was the perfect place to enjoy the evening air and beautiful sunsets! The beds were very comfortable and we all left rested and relaxed! There is plenty of space for the family to enjoy being together or to spread out. We will definitely recommend Bud’s Place to our friends.

Peaceful Location

We booked this house to get away from the city and enjoy the Mountain View. It did not disappoint. The kitchen was well stocked with everything we would need to cook and feel at home. The beds were actually comfortable which is usually not true in our experience. The number of rooms with the bunks for the kids fit us exactly and we were very at home. We loved the cows and the farm across the street that we could shop eggs and cheese and butter from the farm shop. Overall clean And nice experience. 5 stars.!

Graduation getaway

A great property! We came to attend a graduation at Washington and Lee. This property was far better to enjoy all events and celebrate with family. The house had everything we needed and we had room to spread out and be comfortable. Everything was clean and extra touches from the toiletries to welcome basket were super thoughtful and appreciated. We were worried we might be far out but we were close to University and shopping and had a fabulous week.

Cozy Buds Place

Rolling up to the house I was in awe of the view. Walking inside I could smell the house was clean without any chemicals attached. Being someone who is sensitive to smells, I was relieved. As I walked from room to room I instantly fell in love with the house. I could have left everything behind and just moved in. The house instructions were easy to follow. It was nice to have a list of places to go and attend listed in the back. We went to a local pizza joint “Franks”!! Amazing food, hospitality and company!! Not a single complaint from anyone! We could only stay for a few days but I wish I could have stayed forever. We will definitely be back in the future and ready to explore the area and enjoy the sunrise and the cozy comfort of this home.

Wonderful place for a reunion with our adult kids and pups

We traveled X-country from TX to meet up with our adult daughter & her partner, who traveled down from NJ, and we decided that western Virginia was a good place to hold our reunion just before Christmas. We were lucky to find Bud's Place. It is a lovely home, nicely decorated for Christmas, & there were plenty of spaces for us to be together to eat, play, or hang out, as well as places for us to retreat to for some privacy or work. Since the weather was so cold while we were there, we hung around the house more than we expected to, but it was very pleasant to do so. The beds are very comfortable; the home is very well-equipped with anything you might want, including board games and puzzles; & the laundry works well. We had two dogs with us, & they loved it there. The rural area has nice roads for walking the dogs, & there is a big field fairly close by where the dogs enjoyed running around. We made partial day trips to go hiking on the Appalachian Trail & to visit Lexington and Staunton (both are lovely towns). We had good meals in Lexington: Bistro on Main (terrific); Napa Thai Cuisine (very good); and Nikos Grille for takeout (only OK). And we had a good lunch with huge portions in Staunton at Blu Point Seafood Co. & took out good pizza from Pizza Luca. Homeowner James was very responsive to our emails and texts, though we never met him. Arrival and departure was very easy since there was a keypad, & detailed home guide. We would return if we are back in the area.
