No parties or commercial activities, photo shooting, presentations etc..
We have cameras facing a driveway and entrance to the house and detectors tracking noise and the number of people in the property. So please, respect our rules to avoid fines, it’s a quiet neighborhood.
It’s a beachside windy area, so don’t be surprised with leaves from surrounding trees sometimes falling down into the pool. We do our best and cleaning the pool 2 times a week Monday and Friday.
- BBQ. We do not provide a full gas propane tank for the grill. It may left from the previous guest, but if it`s empty you should to refill it yourself in any closest shop..
Please check bicycles and kayaks before using and inform us if something is wrong. If we find any damages, we may charge for it.
You may use kayaks in the water canal down the dock, but keep in mind you need a help of a partner to launch kayak on the water and get in. It`s more easy to do that while it`s a high tide time.Physical strength is required as we do not have a slip gate and you have to use dock ladder. After use you have to lift it up back on the dock. But you are welcome to use it in other intracoastal spots or the ocean.
There is a boat on a lift in our dock. You can`t use it or touch it, it`s a landlords` private property! Sometimes landlord comes to the dock to use this boat for fishing, but you won`t be disturbed as he does not pass through your fenced territory.

HOUSE RULES We reserve the right to refuse accommodation to, or demands from rude, disrespectful, and/or discourteous guests. We will not hesitate to terminate your stay at our discretion if you harass or verbally abuse your host or any of our staff.

Please be aware of cancellation policy before you book! We do not refund reservation due to mistakes, changes of plans, weather conditions, medical issues, air companies delays, personal reasons etc.. So if this is a reservation starts in less than 28 days then there is no refunds. It`s just Strict type of Airbnb policy, sorry for that..

Early Check-Ins are not guaranteed. Check-in is at 3 pm. An accepted request to book with us does not mean your early check-in time was approved. You will need to send us a message on the Airbnb platform to ask for permission to check in early. If we can accommodate you, we will.

Late Checkouts must be requested and approved by our team prior to check out. If you stay past your 11am check out time without our prior approval, you will automatically be charged a penalty fee at the listing’s full next night price.

Complaints. If you have a complaint about any aspect of the property (i.e., amenities, cleanliness, etc.), we are committed to remedying the situation. Upon notification of a complaint to Airbnb and/or to us, you are granting us with the right to access the property to allow us to resolve the issue and/or concern. Damages Accidents happen. In the event you have broken or damaged something (no matter how small), we appreciate you reporting it to us immediately so we can prepare to remedy the situation for you and/or our next guest. If the cost of repairs or replacement is more than $12, a resolution will be filed, and you will be billed accordingly.

Be careful with air conditioning system, you are in the tropics, it must be ALWAYS SWITCHED ON in auto mode 68-78F, otherwise mold occurs and fine apply.

Maintenance. Please understand that we are at the mercy of the schedule availability of contractors and handymen for all “fix-it” requests.

Cleanliness. This is NOT a hotel. Don`t expect the same service, like everyday cleaning.We provide 2 paper towel roll and 1 toilet paper rolls in each bathroom additionally, find them under the sink in the cabinet.We keep our cleaning fees low because you agree to clean up after yourself and leave the property in as good a condition as you found it. This includes doing all dishes, wiping clean the counters, stove, and oven, cleaning up any spills on the walls, ceilings, floors, completely emptying the fridge/freezer. and taking out your trash/recycling to the bins provided outside.
PLEASE if your group is less than 8 people occupy for your rest only those beds you need. Help us to avoid washing unnecessary bed sets, thus to be eco friendly and save water usage.
Dock area.
You may use the entire area within the boundaries with your neighbors. But the fenced area is only up around your backyard. It means only patio&pool area is fenced and private. The passage down to the dock on the left side of the house is not fenced from the street access.We cannot guarantee your privacy in that area. Sometime the landlord go there to take the boat fishing. Strangers are not allowed, if you see someone, in the dock area, please let me know. iI is not recommended to leave valuables near the dock.
The boat that is at the dock is private property not for your use, and you are responsible for any damage that may occur through your fault. So please don`t touch it.

For the safety and comfort of all guests, no weapons of any kind are allowed on the property, including those carried by visitors. The only exception is for individuals legally required to carry a weapon, such as active law enforcement officers.

NO Drugs. If you use drugs or smoking cannabis indoor or outdoor on the property you will be charged a $2500 fine and we reserve a right to call the police.

Pool
There is no lifeguard at pool, swim at your own risk.
The cleaning days for a pool maintenance are Monday and Friday. It’s a beachside windy area, so don’t be surprised with leaves from surrounding trees sometimes falling down into the pool, you may use a net to remove that debris.The pool guy service comes for a 15 min job, on service days don`t be surprised please.


Trash..You put your bagged garbage in the trash bins outside on the right side of the house. Every Sunday and Wednesday evening you must put these containers on the curb at the road for early morning trash pick-up. If you don’t do that and on the date of check-out we find those containers not emptied, we may charge 50$ fine

We provide a vacuum, mop, broom & dustpan and a multi-surface cleaner for you to use during your stay. Valuable things. We are not responsible for your valuables, their damage or loss.

Pets. We don’t allow pets, sorry. The fine is $300
Fire safety. We don`t have a propane fire pit and we do not allow to make a bonfire, sorry for that. The fine is 500$
