    What follows is 3.76 fully fenced acres of lawn rolling down to the deep water of Lake Lanier, open big-water views the whole way, and a permitted single-slip dock waiting at the bottom of it with a sundeck and swim platform. Bring the boat. Or do not, and spend the week at the pool instead: infinity edge, sculpted fountains, a fire bowl that burns after dark, a tanning shelf for the shallow end of the afternoon, and a spa off to one side for whoever wants the hot water.

    The house is a 2024 European build, architect-designed, and all of it sits on one level. That matters more than it sounds. No stairs between the bedrooms and the kitchen, none between the kitchen and the water. Ceilings run ten to sixteen feet and no two are finished the same way: modified vaults in one room, double treys in another, tongue-and-groove and coffered wood overhead where you least expect it. Underfoot, polished concrete carries gold worked in by hand, so the floor changes as the light moves across the day. Custom light installations spill from the foyer, the living room, and the dining room like something caught mid-fall.

    The kitchen is the room everyone ends up in. A faceted black island anchors it, a metallic tile wall catches the light behind the range, and a pot filler swings out over the burners so nobody carries a full pot across the room. Double ovens mean the roast and everything that goes with it can cook at once. The refrigerator is the surprise: three custom glass doors, lit from within, so a week of groceries ends up looking like a well-stocked bar. Behind it, a butler's pantry with a wet bar handles the part of entertaining nobody wants to watch. In the living room a fireplace burns on water vapor behind glass, which is to say it looks like fire and throws no heat, so it runs in August without anyone regretting it.

    Sleeping is spread across five rooms and twelve people. The primary suite takes a wing of its own: a sitting room facing the lake, two fitted dressing rooms, its own water-vapor fireplace, and a bath built to be lingered in, with four sinks across two floating vanities, a sculptural tub standing free, and a steam shower running two heads behind floor-to-ceiling tile. The Versace Room, named for the tile that runs through its bath and shower, holds two queen beds side by side and settles the question of who shares with whom. The Blue Room is navy velvet from the headboard to the drapes. The Green Room is emerald and hard to leave. A fifth bedroom sits behind glass doors off the living space with a desk in the corner, for whoever has to take one call while everyone else is already down at the water.

    Outside, more than eleven hundred square feet of covered porch wraps the back of the house, ceilings inlaid with wood, an outdoor kitchen and grill built into it, the pool and the lake laid out beyond. Four garage bays behind custom glass doors, parking for six more on the drive, and no HOA anywhere in the picture.

    It is private in a way most lake houses are not. Aluminum fencing runs the perimeter, the gate is electronic, and the house was built with ballistic-rated exterior doors and windows. You will not see a neighbor unless you go looking for one.

    Gainesville and everything that comes with it is close. It is also far enough away that most mornings the loudest thing here is the water.
