Photos on website is not an accurate representation of the condition of the units. We arrived and decided not to stay there. We had to pay for the first night due to late cancellation, but relieved not to stay there. The rooms smell, the carpets are worn and the bed felt terrible. Not a place we will recommend to anyone, just not worth it!
The owners were a lovely couple very welcoming and certainly obliging, however you wouldn't have wanted to disturb them at 11pm when you found you were getting cold and there wasn't an electric blanket on the bed.

Great view!
The room & grounds are a bit tired, but clean enough.
Norm, the owner was very personable, he took care or our every request. The property has a fantastic view of the bay. Nothing photoshopped here. I highly recommend staying, I would stay her again in a second.

Reasonable equiped kitchen although no can opener.
There are lists of signs with rules however no information about the hotel at all, in the room

We booked this trip late and hence paid over our usual budget. We were a bit worried that we were overpaying based on a few reviews. But we needn't have worried, we couldn't fault the place really. The hosts were very helpful, the room was really well equipped and the view was simply stunning.
We would stay here again for sure. The only tip I would give is to take some cream for the sand flies
The view was great. The property is very steep to get to. The owners are very good at justifying the way they do things. I found them very unapproachable. The room daily cleaning was average. We weren’t told until too late that soaps and shampoos were in a cupboard. It seems that the owners feel they have modern good quality furniture but I think they really have no idea what that means. The rate was high even for Easter weekend compared to other places. Although the owners told us it was fair. I think they are in a World if their own and do not like constructive feedback so will have a reason for everything.

Great owners, Property is a bit old and dated
Stayed here for 2 nights towards the end of our North Island tour. Check in was smooth. Both Norm and his wife are genuinely nice people and very warm, welcoming and helpful. Unfortunately, we had one of the two rooms that don't have a view (totally our choice tho). We were informed that the internet had been down for a couple of weeks - not just at the hotel but many other hotels in the area. Our room (pool view) was spacious but was definitely showing some age. The carpet is old and stained. Curtains frayed in a couple of places. We were disappointed to find a couple of spider webs (not very recent) and informed Norm later (so he could speak to the cleaning crew) and he was a bit surprised as well. Shelagh was really nice - she recommended restaurants to us and also volunteered to book a trip to Cape Reinga which turned out to be a good idea. It would have been nice if we had been informed about the Wi-Fi in advance of our stay. And perhaps offered an upgrade or a different room since more than 50% of the units were available at the time even if they charged us extra. There is no AC but there is a standing fan in the room. Location is good - 5 mins to the center of the town - restaurants, groceries etc. Overall it was a decent stay but it wouldn't be fair to say it was Excellent. We stayed at more than 10 motels in NZ and this one didn't hold up its end of the bargain based on price point and other reviews.

Disappointing and dated
Welcoming owners on arrival not to be seen again until leaving after 3 wet miserable days. Room clean but dated and damp. Uncomfortable double bed. No fresh air to room as no fly wire on windows and lots of mosquitos. 5klms out of Paihia and steep walk. Stick to town area!
