The hotel is dated, but our room was clean, and the lobby was spectacular. Cleaning staff, servers, and bartenders were all very friendly, consistently providing good service. Front desk staff and the restaurant hostess stand was less than friendly, and often unwelcoming. Wi-Fi was absolutely terrible, and needs to be upgraded. Great location, and a room with a balcony and view of the ocean was what we were looking for.

Reasonable price for quality. 45 minutes to Volcano NP, so excellent location for an early start before the crowds arrive from Kona! Completely INADEQUATE PARKING for the size of hotel. One night all four small lots were full because of a wedding on site and the only legal street parking was a LONG way away with a dark walk through a worrisome neighborhood. Staff could not solve the problem and were not particularly apologetic about an obvious issue. Housekeeping staff was bare bones, but reception advised us of this issue, so no surprises and easy workarounds.

Location was great. Breakfast at the steakhouse was good. The property overall needs updating. Furniture, carpeting, and paint is worn. The room was not very clean. Had 4 adults registered for the room and had to ask for more than 2 sets of towels every time housekeeping came through.
