Property marked incorrectly on map by Expedia. Needed local assistance to find it. Place locked up on arrival. Needed to phone for assistance.
Security on room poor; small glass panels above doorlock. Any unskilled person could break glass and enter.

Only cold water available on first and last day.
Shower head leaking spraying water everywhere.

Do not book this hotel. It is a scam! The property owner does not know how many reservations he takes if you book this chances are the hotel is full and then you're gonna fight with hotels.com to get your money back.
When you drop your begs after a day or travel you wanna relax and be some what comfortable. Thats hard to do when you find the larges cockroaches you have ever seen crawling on the walls. Check in was hard. Over the phone. Broken english. No windows in the building. Landload wanted to use a can of chemical to kill the bugs. With no ventilation in the room.
Good Wi-Fi. Need to contact owner to check in, no reception desk. Secure and quiet. Room service seems only on request not daily. Owner friendly and helpful. Nearby area full of motorcycles with no regard for pedestrians. So called walking street is a joke. Beware bag snatching theives on bikes. Do yourself a favour and get out of hcm to see real Vietnam.
Check in was a bit awkward. A local had to contact the owner as Wi-Fi password was removed from door and there is no reception desk. Manager was friendly and helpful although not always easy to find. Rooms don't seem to be serviced after check in, even after we asked for clean sheets and toilet paper after staying a week. Wi-Fi is good. Away from noise of Bui Vien Walking Street (misnamed as it has too much dangerous traffic and motorcycles whose riders have no regard for people or worse steal your bag as they pass). HCM is not safe. Noisy, polluted and generally a place to get away from asap as a tourist. An Nam is a good value hotel overall.
This is in the better part of the Bui Vien area because you don't hear the constant noise of clubbers down the street all night, but the condition of the place was less than desirable for me. The price was lower than most other options but it still could be better. The single room I had was small and only a glass pane separated the bedroom from the bathroom. The location was a bit hard to find because it was in a back alley like many homes in Saigon. The first floor room should be painted like the upper room was.
I'll credit the owner/operator for being responsive to my request to change rooms because of roaches on the bottom floor and trying to fix the TV issues in both rooms. I saw no bugs in the 2nd floor room and the internet worked fine. There's an electronic code entry system at the property in addition to the attendant's presence, so security need not be a concern. This place isn't all bad. One just needs to understand that it's not a fancy place and deal with it accordingly.
