Welcome to River Place Retreat Unit 3, a charming studio condo nestled on the banks of the Arkansas River in Howard, Colorado. This delightful retreat offers stunning river views and a serene ambiance, perfect for couples or small families seeking a peaceful getaway.
This home offers:

All Pinon homes are vacation ready with a fully appointed kitchen, towels and linens. Hand, dish and shower soaps are provided, as well as toilet paper, trash bags, paper towels, salt and pepper, coffee filters and laundry soap.

Pinon Vacation Rentals provides guest support from 8:00 a.m. to 8:00 pm.

All guests are responsible for reading Welcome Book Check-In and Check-Out instructions.

~Acceptance of the terms of the Rental Agreement and all Rental Policies is ASSUMED at the time of reservation. Guest will be required to sign the Rental Agreement in order to receive check-in instructions. 24 to 48 hours before arrival, check-in instructions will be sent to guest.

**This home is rented for personal vacation use only. Renters must abide by all rental terms and policies, as well as all local applicable property covenants, restrictions, regulations and laws. Any evidence of smoking, use of firearms, driving ATV s other than in the driveway as access only, unapproved pets, unauthorized use of property grounds, damage resulting from violation of rental policies, and/or excessive mess may result in charges up to $3000.00 to the Guest s credit card on file, as authorized by Guests approval of the terms of the Rental Agreement.

Reservations may be canceled more than 30 days prior to check-in with full refund. 14 to 29 days prior to arrival 50% refund. No refunds will be issued after this cut-off date for any reason. No refunds will be issued due to weather conditions, spotty internet service or interruption of service.

4th of July get away

Great location, great space for 2 people. Inside was amazing and plenty of room to spread out. The only negative we would give is the outside was taken care as well as the inside.

Right on the river, the views and sounds of the Arkansas were fantastic. Caught some big brown trout right out the backdoor. Would have loved to use the fireplace, but that may be a winter setup.
