Bi-fold doors lead to the fully equipped kitchen which boasts modern appliances and everything you need to cook up a delicious meal for the whole group. Styled with an apex ceiling and exposed wooden beams, this space exudes grandeur. The spacious sitting room offers comfortable sofas, and with a wood burning stove, this is the perfect spot to nestle into during the chillier months. French doors frame expansive countryside views, and when opened up this area really comes to the fore as a social hub. Conveniently located on the ground floor, bedroom one hosts a king-size bed and is served by an en-suite shower room - ideal for any less mobile guests or those who prefer a bit more privacy. Upstairs, three inviting bedrooms are presented, all with their own Juliet balcony overlooking the lush panoramic vistas beyond. A king-size bed is offered by the master bedroom, which also benefits from an large en suite shower room. Bedroom two offers twin beds, with a double bed provided in bedroom three. A good-sized family bathroom with separate bath and shower completes this floor. Outside, the rear garden offers peaceful views over the pastures and farmland that borders the village. Being fully enclosed, this is a safe space for children and dogs to play. With a charcoal barbecue, the delightful patio area provides space for al fresco dining, giving way to a well-kept lawn. In front of the property there is parking for three cars, with one further space in a carport just a short walk away.

Docking is a pretty village with excellent local amenities, and makes a the perfect base for guests who wish to get out and about to explore coastal and rural Norfolk. A mere ten minute drive from the expansive and awe-inspiring beach of Brancaster, 6 Courtyard Barn is also within easy reach of the beaches at Holkham and Wells-next-the-Sea, as well as the nature reserves of RSPB Titchwell, RSPB Snettisham and NWT Holme Dunes. Country houses are in abundance with HM The King's Sandringham Estate, Houghton Hall and Holkham Hall nearby. Enjoy miles of lovely quiet country walks along the Peddars Way and the North Norfolk Coastal path. Foodies are truly spoilt for choice with so many quality restaurants, pubs, cafes and delis along the coast and inland. Two award-winning pubs, The Gin Trap Inn in Ringstead and The Duck at Stanhoe are both less than ten minutes drive away.
