I highly recommend staying here. The location was perfect as a tourist staying close to the main sights in the Gion area of Kyoto. I was able to see Ninenzaka and Sannenzaka with very few people around without getting up too early. The hotel itself was beautiful and comfortable, despite the smaller size. I was worried about it being too small for three American adults, but we all fit comfortably and made it work for our stay there. It’s a great combination of old and new; it looks and feels like a traditional Japanese house (sliding doors, floor seating, tatami mats, zen garden, etc.) that has modern amenities (WiFi, TV, AC/heating, Japanese toilets and bath). I was also impressed with the hospitality of the staff, who spoke fluent English and assisted us with everything. They frequently communicated via email with info regarding the property and offered to help whenever we needed something. The check in process was slightly strange by having to go to the office at Kyoto Station, but I guess it ended up being better by having the office separate from the house for our privacy. They also offered a shuttle to the house after checking in, which was helpful, but I wish they could have picked us up for checking out as well. Overall it was great and I would absolutely stay there again.
