"Below expectations for the price – nice location but disappointing experience We stayed for three nights in early April as a couple. During the same trip, we stayed in other agriturismos in a similar price range, and this one unfortunately did not compare well in terms of value and overall experience. The location near San Gimignano is very nice, with pleasant countryside views. However, the service and overall guest experience felt quite limited. Key issues: • Breakfast (€20 pp): limited and inconsistent selection (e.g. stale croissants, very basic fruit unless requested, no plain yogurt, eggs gone cold) • Short breakfast window (until 10:00), creating a rush with slow replenishment • Staff appeared very stretched, resulting in a lack of welcome and a tense atmosphere • Accommodation: annex building requires driving to the main property for meals; not very convenient • Kitchen available but guests asked not to use it • Dinner: fixed menu with no choice; food was good but simple; service felt canteen-like and not particularly atmospheric • Other points: • Pool remained covered despite warm weather • No takeaway breakfast offered for early departure (despite we paid for it) • Complimentary wine (Expedia Gold benefit) only offered at check-out, hence not able to enjoy it) Positives: • Nice setting and views • Comfortable bed • Good house wine Overall: While the property itself is pleasant, it felt more like the hotel prioritise their convenience. "Overall stay was ok, however there was a sweege smell outside the hotel needs addressing. I recognize this could be a temporary situation. Hotel is close to airport. "

"The property looks like it is very close to the train station on a map, but the reality is quite different. More than 1km away from the city, on the wrong side of the rail tracks in a dreadful location. The hotel is modern and very clean, but no hot water for a shower, either in the evening or morning is very poor for any star of hotel. When i mentioned upon checking out, the receptionist good careless. The restaurant is close, so is the gym and meeting rooms. Breakfast was to be a voucher for somewhere not exactly next door, or a box. Not delivered to the room. I chose to take mine away as I had an early check out. This 'bag' was not forthcoming coming after paying the city tax etc, I literally had to ask! I use hotels.com often and stay in Italy, often. I am used to a less than warm reception (which isn’t right) but this place was empty and the attitude was terrible. I won't be staying here again. "

"Parking is tricky, but we found a free parking lot close by. Check-in was easy and Livia was a gem full of helpful tips and resources. Check out - the front desk guy wasn’t very helpful. We paid the city tax in cash and wanted our change in coins - just a few coins to use in town- very much needed in Italy and he wasn’t willing to provide coins or even break a ten. He offered no assistance. Overall the room, spa and property is nice. No restaurant during off season, but the breakfast provided was excellent."

"It was perfect accommodations , the staff was extremely kind and helpful for anything needed and the facilities were exceptional . They took their time to help me with a small explanation when i inquired about my final billing and cleared up any confusions i had in a timely manner without delay via email . Would love to revisit and will be telling friends and family of our experience . "
