Christine & Bernard (former railwayman, owner of magnificent "miniature train circuits" which can be visited nearby), open the doors of a charming authentic traditional longère (farmhouse) dating from the 19th century, fully restored, nestled in the quiet on the edge of meadows, within a peaceful little residential village in the gentle peri-urban Chalonnaise countryside, next to the commercial town of Saint-Marcel (equipped with many amenities including supermarkets). Complete tranquility between town and country, nestled in the heart of the Saône Valley, a soothing, unspoiled haven blending viticulture, agriculture, and the great outdoors, just steps from fields and a vast national forest dotted with ponds, the literal "green lung" of the region, adjacent to a vast expanse of wild woodland surrounding Chalon-sur-Saône (perfect for leisurely walks or mountain biking), and very close to the banks of the Saône (a paradise for anglers and kayakers, a natural area largely protected as a Natura 2000 site and ZNIEFF for its rich flora and fauna). Spacious and comfortable cottage. Warm, rustic charm with a vintage feel. The gentle and relaxing atmosphere of a former residence. Large gravel terrace overlooking the courtyard (a veritable natural pétanque court) opens onto a vast, enclosed 800m² garden, landscaped with lawn, trees, and shrubs (cherry, mirabelle plum, apple, raspberry, and currant bushes… / pick your own), offering a beautiful, unobstructed view of the surrounding countryside. Composition: Detached house housing the owners' garage (they live opposite the gîte). Wi-Fi (fiber optic). Heat pump heating. Single-story gîte: living room/kitchen, living/dining room (double sofa bed 140x190cm), 2 bedrooms (one with a double bed 140x190cm and the other with two single beds 90x190cm), one of which has a secondary window (no direct access to the outside), shower room, separate WC. Enclosed garden (800m²) + terrace + bicycle storage + private parking. Shops including supermarkets are 2.5 km away. Between town and country! Charming, authentic, traditional 19th-century farmhouse, fully restored, nestled on a beautiful, well-maintained 800m² enclosed property, located in the heart of the Saône Valley, 2.5 km from the market town of Saint-Marcel (with numerous amenities including supermarkets) and 7 km from the city center of Chalon-sur-Saône (a designated "City of Art & History"). Peace and tranquility abound, nestled on the edge of meadows, a stone's throw from a vast national forest, within a peaceful residential village in the peri-urban Chalon countryside (largely protected and classified as a Natura 2000 and ZNIEFF area for its rich ecosystems). A pleasant, preserved environment close to the banks of the Saône, mixing nature and agriculture, gentle countryside of hedged meadows, vineyards & vast wild forest areas, between plains & valleys (dotted with footpaths to explore on foot or by mountain bike, including a vast network of "green walks" crisscrossing the territory), next to the nearby world-renowned vineyards of the Côtes Chalonnaises (including the famous "Val d'Or" of Mercurey & the splendid Vaux valley, "the little Switzerland of Chalonnaise"), the Couchois, the Côtes de Beaune & Hautes Côtes de Beaune ("Route des Grands Vins" to discover, which extends into the illustrious "Route des Grands Crus" crossing the mythical wine villages of Puligny-Montrachet, Pommard, Meursault…). Ideally located 2 km from the Voie Bleue (along the Saône River), 6 km from the Voie Verte of the "Grande Boucle de la Bourgogne du Sud" (Great Loop of Southern Burgundy), 9 km from the Voie Verte "du Morvan aux Vignobles" (along the famous Canal du Centre) and 13 km from the Voie Bleue connected to EuroVelo 6, near the Romanesque churches circuit. Prime location at the crossroads of the Côte d'Or, the Beaune region, the Bresse Bourguignonne and the Tournugeois-Clunisois (designated a "Pays d'Art et d'Histoire" - Land of Art and History).
