Kai Kai Beach House is a spacious private compound ideal for large groups and family gatherings. The main villa features 5 bedrooms with ensuite bathrooms plus 2 half baths. A separate loft offers 2 additional bedrooms, one with an ensuite bathroom and the other with a full bathroom located in the hallway. The property includes a private pool and two heated jacuzzis, one for the main villa and one for the loft, plus a rooftop terrace, pickleball and basketball court, BBQ, and pizza oven. Starlink WiFi, Sonos sound system, full AC, generator, and staff included ensure a comfortable stay.

Guests have exclusive access to the entire Kai Kai Beach House compound, including the main villa, separate loft, private pool, two heated jacuzzis, rooftop terrace, pickleball and basketball court, and all outdoor lounging areas with BBQ and pizza oven. The property is secured by a private gate and includes parking for several cars. Guests also have access to our concierge service for transportation, private chefs, massages, excursions, and vehicle rentals (quads, scooters, buggies, and more). If you need anything during your stay, we can help arrange it.

Before arrival, we create a WA group with your booking contact to share check-in instructions and answer any questions. Guests also receive a customized digital guide with house instructions, useful information about the property, and recommendations for restaurants, beaches, and activities in Las Terrenas. Our team remains available throughout your stay to assist with anything you may need.

To ensure a pleasant stay for you and respect for the property and neighbors, please review and follow these rules:

1. Check-in & Check-out
Check-in: 4:00 PM or later
Check-out: 11:00 AM
Late check-out must be approved in advance.

2. Maximum Occupancy
Only the number of guests confirmed in the reservation is allowed.
No additional visitors without prior approval.
Exceeding occupancy may result in immediate cancellation of the stay.

3. Quiet Hours
Please respect quiet hours from 11:00 PM to 8:00 AM.
No loud music or disturbances, especially during nighttime.

4. Parties & Events
Strictly no parties or events unless explicitly approved in writing.

5. Smoking
NO smoking inside the property.
Smoking is only allowed in outdoor areas.

6. Pets
Pets are allowed but need to be declared prior to arrival.

7. Property Care
Please treat the property with respect.
Any damages must be reported immediately.
Guests are responsible for any damage caused during their stay.

8. Cleanliness
Before check-out, please:
Dispose of trash in designated bins.
Wash used dishes or place them in the dishwasher.
Leave the property in reasonable condition.

9. Electricity Usage
Electricity is NOT charged separately based on usage. It is included in the nightly rate. Please be considerate of consumption.
Please turn off AC, lights, and appliances when not in use.

10. Security & Safety
Lock all doors and windows when leaving the property.
Do not share access codes or keys with anyone outside your group.

11. Compliance
Failure to comply with these rules may result in:
