April trip
Stayed here for 4 nights while we were exploring Zion and Bryce Canyon and it was in the perfect location! Leeds is the perfect small town that is close to Zion! We loved the RV park, it had an amazing area for the dogs, very clean bathrooms, and the camper was a good size for my husband and I! The only reason I gave 4 stars is because the bed was pretty uncomfortable.

met our expectations
it was a cozy and quiet place, perfect for winding down after hiking and exploring. it was well worth the price, and the location was great for visiting both Zion entrances, St. George and surrounding towns. I will say the RV needs some minor repairs, and the septic system was just about full during our stay, so we were very cautious while using water/taking showers.

Affordable, decent location
We had a good stay. It was me, my spouse, and two corgis. It was a good amount of space for us, but I would struggle to imagine more people staying in it. It is a camper, after all, so you shouldn't expect a lot of space. It worked fine for us because we spent a lot of time in Zion. We typically went to Hurricane for food. The space was clean.

Nice stay
Great for a short stay on the way to Zion, especially for the price. RV is just a little dingy because of age and use, but it was clean and mostly everything worked. Just not sure if the fridge worked properly, I turned it on but it never seemed to get very cold. The freezer worked though and I was able to make full meals with the little stove. The RV grounds had shared restrooms and showers that were nice, as well as firepits and picnic tables. I didn't ask if I was allowed to use the firepits, but those would have been cool if I had brought wood. I probably wouldn't recommend sleeping on the futons unless you have young kids, but the bed was comfortable enough. Pretty close to neighboring RVs but quiet hours start at 9pm and most people are older so no noise complaints. I walked around the neighborhood and the locals were friendly and there are historic plaques scattered around town if you feel like exploring. Overall, a nice time!

Pictures are from many visits ago (when property was newly remodeled) but I had seen that in a prior review so it did not surprise me. I did not see any pet hair but there was a big glob of hair in the shower drain. That's why cleanliness is down. The rest of our stay worked very well for us except for one thing: the floor vents. The heater and air conditioner worked perfectly, but the floor vents are in the middle of your walkway, one directly in front of the kitchen, which almost sliced my foot when I accidentally placed my heel on it and the cheap (but fancy looking) vent cover bent and gave way to my weight. That was not the only time one of us bent it and had to straighten it out. You could tell that prior guests had the same issue because of the damage underneath the vent covers. The host should please fix this. I prefer functionality over possibly injury due to it trying to look nice. Also, you know you're in the right place when the buttons on the lock are destroyed for the code numbers (so many people have pushed them, they are cracking off). Someone could easily guess the code by looking at them, but seemed like a safe neighborhood.

This a nice trailer and very cozy
We stayed at this place for a week during November. The place was a little worn out but very comfy. It comfortably sleeps three people. It's has a full size bed where you can sleep two people and a sofa bed that wasn't very comfortable but once the host gave us bed toppers it was much better. The heaters worked fantastic we where never cold once all week. The rv park is very clean and quiet. The host are very responsive and helpful.
