bedrooms and bathrooms that nobody's stepping over anybody else.

Wedding and reunion groups who need to sleep twelve under one roof instead of splitting

across two hotel rooms and losing the whole point of being together.

Bourbon Trail groups using Lexington as home base — close enough to Woodford Reserve

and Buffalo Trace for day trips, with a pool and hot tub waiting when the tastings are done.

The Space:

Walk in and the first thing you'll notice is how the living room opens straight into the kitchen

and out to the backyard — this house was made for a crowd that doesn't want to split up. The

stone fireplace anchors movie nights; the island seats two for coffee while the dining table

seats fourteen for the meal everyone actually remembers.



First Floor: The Master Suite has a king bed and its own ensuite full bath — the quiet corner

for whoever needs it most. Bedroom 2 (king) and Bedroom 3 (queen) share a full bath and

work well for couples or older kids who want their own doors.



Second Floor: Bedroom 4 pairs a king and a queen, ideal for a family that wants to stay

together, with a shared hallway bath. Bedroom 5 (king) sits at the quiet end of the hall for the

guests who turn in early.



Basement Bonus: A sofa bed and half bath give you a seventh sleeping option, right next to

the game room — ping-pong, a basketball shoot, and a bar counter with seating for

whoever's still up at midnight.



Bathrooms: Three full baths (two on the main floor, one upstairs) plus the basement half bath,

all stocked with shampoo, conditioner, body wash, and fresh towels so nobody's digging

through a suitcase for soap.



Kitchen & Dining: Stainless appliances, a large island, and enough cookware to actually cook

for twelve — not just reheat. The dining table seats fourteen for the big breakfast before a

Keeneland morning or the wind-down dinner after.



Outside: A covered porch, deck, and patio wrap the backyard, with a fire pit for marshmallows

and string lights for the nights nobody wants to go in. The pool runs seasonally (April 1–

October 31, heating available for an extra daily fee) and the hot tub is open all year — steam

rising while the rest of the yard sits quiet and dark.



Guest Access:

Check-in is keyless. A unique smart lock code is sent before your arrival, so there's no

lockbox to hunt for and no front desk to wait on — just walk in and start the trip. The whole

home is yours: every bedroom, both living areas, the kitchen, the basement game room, and

the entire backyard including the pool and hot tub.



The Neighborhood:

You're tucked into Lexington's Lanesdown neighborhood, with a park backing up to the yard

and tennis courts next door — but the city's biggest draws are a short drive away.

- Downtown Lexington & Rupp Arena: ~12 min — restaurants, bars, Wildcats basketball

- Buffalo Trace Distillery (Frankfort): ~35 min — for a full bourbon-country day trip

- Jacobson Park: ~12 min — trails, a lake, disc golf if the pool isn't enough

- Fayette Mall & area shopping: ~15 min

- Red River Gorge: ~1 hour — a hiking day if your group leaves the pool behind

- Blue Grass Airport: ~15 min — easy in, easy out for out-of-town guests



Getting Around:

The driveway holds up to six vehicles, and two more cars are permitted on the street — plenty

for a full house of guests without a shuttle or a second trip to find a spot. One note: street

parking directly in front of neighboring homes isn't allowed, so please keep extra vehicles in

the driveway or the two permitted street spots.



Other Things to Note:

After confirming your reservation, you’ll receive access to our Guest Portal, which must be completed before check-in. It includes your check-in instructions, house rules, and required guest information.



You will also be asked to review and sign our external rental agreement. During this process, you’ll have the option to purchase a nightly damage protection plan (damage waiver) for coverage against accidental damages during your stay.



🐾 Pet-Friendly Stay

We’re happy to welcome pets in our property! We allow up to 2 pets, and there is a $100 pet fee per pet. Please inquire and let us know in advance if you’re bringing pets so we can add the fee to your reservation. This helps us prepare the space and ensure a comfortable stay for you and your furry friends.
