The air con wasn't working, we were given a fan on night 2 decided to check out on the last night, night 3 as it was too hot and the fan was not sufficient.

I think that everything about the property was good! My AC was broken but the staff immediately provided a fan to not be too warm. The area around was a bit unclean (but that obviously is out of the control of the Kip Hotel)

We were here for 4 nights, exceptionally clean. Very close to a transportation hub so made it easy to get to central London. Rooms are small but all you need to use as a base
