Our private 2-room guest suite, attached to the main house, offers the best of both worlds. Unwind in a serene setting with a queen bedroom & bath + closet, and a separate sitting room with a patio. Just 7 miles from bustling Boulder and 2 miles from historic Niwot's breweries, restaurants, coffee shops, and antique stores. Enjoy quality linens, WiFi, microwave, mini-fridge/freezer, coffee maker, and a 47” LG TV for your streaming options.
This is a private suite which provides two good sized rooms (a bedroom and a sitting room), a full bathroom, and a patio which are attached to the main house (shared wall). You will access the suite through a private entrance into the sitting room which has a 47” LG TV and coffee/tea bar with a mini frig/freezer and microwave. Around the corner is a bedroom with a comfortable Beauty Rest queen bed, full bathroom and closet. Both the sitting room and bedroom have doors which can be closed for additional privacy. You also have a patio and two designated guest parking spots. Please note: the gravel path is 200ft and your suitcase must be carried, not rolled. There is also a step up into the suite from the patio stoop.
We ask that guests do not go beyond the suite and patio/yard area unless walking to and from the parking area on the designated path.
We have created this space for you to enjoy privately, without interaction from us. However, we live (and work) in the attached house and would love to meet you if you’d like! Either way we are available via the app from 8a-8p to assist you with anything you may need.
The Guest Suite is 10 minutes from both Boulder and Longmont, 40 minutes from downtown Denver and the Denver International Airport (DIA). We are also just outside of the historic town of Niwot, which has restaurants, breweries, coffee shops, boutiques, antique stores, and more.

The location of the suite is two miles north of state highway 119 which gives easy access by car to both Boulder, Longmont and Niwot. There is no public transit to the guest suite, however, Uber or Lyft are good options if you don’t want to drive.
The Pella patio doors are high security 3-point locking doors and can be tricky to get fully closed. Please see instructions in the suite on how to close and latch the door.
We live and work in the house and do our best to keep noise from the house to a minimum, but we have dogs who will occasionally bark. We ask Guests to offer the same courtesy of keeping noise in the suite to a minimum and utilize the interior doors by keeping them closed to help reduce noise from the suite. Thank you!
The gravel path is approximately 200 ft and does not accommodate rolling a suitcase. There is also a step up to the suite stoop and one to enter the suite.
No smoking anything anywhere on property, no vaping, no illegal drugs.
No persons except those the host is expecting may be on the premises.
