Your coffee is still hot when the first dolphins roll past the screened lanai and the Marco River turns gold at sunrise. This waterfront condo sits in historic Olde Marco, so you can walk to restaurants like Snook Inn for dinner by the water and leave the car parked all week. Swim laps in the heated pool, sink into the hot tub as the boats drift home, then fall asleep on the king bed. Two bathrooms mean nobody waits. Welcome to Riverside Relaxation.

ABOUT THIS SPACE
Everything in this renovated condo points toward the water.

The screened lanai: The best seat in the house. Four wicker chairs circle the table under a ceiling fan, and the river view stretches past palms to the boat docks below. Mornings are for coffee and counting dolphins; evenings are for a glass of wine and a marina view full of boats heading home. Guests spot dolphins almost every day.

The living room: Sliders open straight onto the lanai. Stretch out on the sofa or a recliner, put the game on the 55-inch TV with Roku, or just watch the river change color through the afternoon. Board games and books are waiting for lazy evenings.

The full kitchen: Cook real meals, not just snacks. The peninsula has seating, plus a Samsung refrigerator, electric range and oven, dishwasher, microwave, air fryer, crockpot, blender and toaster. Dishes, silverware, baking sheets, cooking basics and wine glasses are all here, so you only need groceries.

The coffee bar: A Keurig with K-Cups, creamer, sweeteners and big Marco Island mugs gets every morning going, and the electric wine opener handles the evenings.

Dining and workspace: The round table seats four for dinner and doubles as a remote office with fast wifi (about 900 Mbps) and palms right outside the window.

The bedroom: Sleep late on the king bed with a memory foam mattress and soft linens. Room-darkening shades, a ceiling fan, a TV, a closet and a dresser make it easy to unpack and stay awhile.

The guest nook: A twin daybed with a pull-out trundle sleeps two more, ideal for kids or a third adult, with its own TV and ceiling fan.

Two bathrooms: Both have granite vanities and walk-in showers, stocked with shampoo, conditioner, body wash and a hair dryer.

Laundry and comfort: An in-unit washer and dryer lets you pack light. Central air, ceiling fans, an iron, extra pillows and blankets round it out.

Beach and court gear: Borrow beach chairs, an umbrella and coolers, plus tennis rackets, pickleball paddles and balls for the tennis courts downstairs.

You are staying in Olde Marco, the historic north end of Marco Island on the Marco River, inside a gated community with its own docks. Leave the car parked and stroll to dinner:

- Marek's Collier House: the special-occasion dinner out
- Shops at Olde Marco: boutiques for an unhurried afternoon
When the Gulf calls, load the beach chairs into the car:

- South Marco Beach: wide sand and sunsets, about 15 minutes
- Boat tours into the Ten Thousand Islands: about 10 minutes

- Snowbirds and longer stays: long-term stays are welcome, and the full kitchen and laundry make weeks here feel like home.

GUEST ACCESS
The entire condo is yours. Check-in is contactless with a smart lock and a personal door code sent before you arrive. You will also share the community amenities: two heated waterfront pools, two hot tubs, lighted tennis and pickleball courts, gas grills and picnic tables under a tiki hut, and the boat docks. Pools and hot tubs are open year-round during posted hours. An elevator, luggage carts and shopping carts make move-in easy; please return carts for the next guest. A quick one-time registration at the manager's office is required.

PARKING
Free parking on premises for one vehicle. Please register your car (it's free) at the main office on the first business day of your stay. For weekend arrivals we send a digital gate and parking pass so you can pull right in. An optional RFID gate sticker is available from the building for $30.

HOUSE RULES
- Check-in after 4:00 PM; checkout before 10:00 AM
- Maximum 4 guests
- Pet-free home, per HOA rules and for guests with allergies
- No smoking of any kind in the unit, on the lanai or in the front breezeway ($1,000 HOA fine)
- No parties or large gatherings
- Quiet hours after 10:00 PM; please be kind to neighbors
- A Florida fishing license is required to fish from the docks
