We had a great stay in the Aqua room, what an amazing experience. The hosts were really helpful giving us recommendations on where to eat and helping us to get a taxi.
Room was grand - beyond expectations!
Bathtub a real treat to soak in after a day of hiking!

Communication was not great leading up to our check-in, and the city tax in Italy not mentioned until after we checked out..
Walking distance to dining and views. Easy to get around if you can manage on foot. Nice simple breakfast. No hot items. Coffee, baked goods, fruit and toaster. Shower has a glass door/wall that opens into the bedroom.
We had a wonderful stay here. Our room (for 3 adults) was very comfortable, clean, and had a stunning view. The hotel is located in a ZTL (limited traffic) zone, so we couldn’t drive directly to it and had to walk from the parking garage, which takes about 10 minutes. It can be a bit challenging with luggage, but it wasn’t too bad. On the way back, we took a taxi, but the non-ZTL area isn’t far from the hotel, so driving to that point or taking the public bus (which runs every 20 minutes and stops just a few steps from the hotel) are also good options. The breakfast room is a little bit tight, but it works well for its purpose. There are plenty of restaurants nearby. I definitely recommend this place, and I’ll be coming back—requesting the same room (Terra)!
Staff was great and helpful on finding the place! The room was so cool and unique, I would say the only downside was the room got very humid. That might just be because of the caves but otherwise everything was clean and centrally located. We loved it!

This was a great location. The property in room had potential to be great, but was very musty and had very high humidity to the point. The bedsheets were actually damp. Otherwise, this was an excellent choice for the location and the quality of the room.
This hotel is fantastic! This clean, modern room situated in a cave is such a unique experience. The location is ideal for catching the sunset on the city backdrop. Let's not forget the delicious breakfast on a lovely morning deck.
Get the cave room for an adventurous stay it’s worth it. Beautiful, larger than expected with a really nice Tub. All the nooks and crannies in the room speak of its use for likely thousands of years.

Could be nice, but isn't
Good location (if you don't mind stairs) and good wifi. Room in a cave with no window, so with poor ventilation. Very low quality furniture. You can hear everything from the room across the wall. Breakfast is some dry pastries on a shelf: Very limited choice and poor quality. The staff makes you understand you are disturbing them, (and they never smile).
The place is good. Inside the sassi so it’s convenient. However, you need to park outside the sassi. The staff is not responsive and did not respond to my emails. The staff also does not answer the phone. I had serious trouble getting in touch with the hotel before I got there. I was very confused about parking. Better to find a hotel with more responsive staff.

No communication
Awful communication. We messaged the property 24 hours as to ask about check in and no one answered. We kept calling and messaging to no avail. We got to mater around 1, parked, and walked around. By 5pm we were hot and still no answer. Eventually we asked a local walking by the apartment if he knew the owner and he called to let us in. Terrible communication.
Then, the slates under the bed were broken so the bed had a 45 degree tilt. We messaged the woman who let us in but she did not fix it so one of us had to sleep with their head at the foot of the bed. Awful.
The room itself was nice, but the communication and broken bed made it for a lousy 1 night stop.
