The Space:
This spacious 36th-floor apartment offers stunning views of the ocean and skyline. Ideal for families or small groups, the space blends comfort and modern design, featuring high-end finishes and floor-to-ceiling windows that let in tons of natural light.

LIVING, DINING & KITCHEN
The cozy, open-concept living room features a double sofa bed, Smart TV, and large windows that open onto a private balcony. The full kitchen comes stocked with cookware, a dishwasher, stove, microwave, and coffee maker. Enjoy meals at the modern dining table that seats everyone comfortably.

BEDROOMS & BATHROOMS
Each of the three bedrooms has its own ensuite bathroom:
- BEDROOM 1: King bed and ensuite bathroom with a tub and shower combo.
- BEDROOM 2: Queen bed and ensuite bathroom with a tub and shower combo.
- BEDROOM 3: Two single beds and ensuite bathroom with a walk-in shower.
All three full bathrooms offer privacy and convenience, with fresh towels, shampoo, conditioner, and more.

Guests also have access to building amenities. Please note that some amenities in the wellness spa, such as the sauna, massages, and facials, are not included and extra fees will apply. Subject to administration rules and costs.

Guest Access:
Check-in is in person at the front desk with one of our on-site representatives. Please share your exact arrival time in advance. The mandatory resort fee of $38.50 USD + VAT per night, paid at check-in, gives you full access to all building amenities.

Located in downtown Miami, this apartment puts you steps away from cultural landmarks, art galleries, local eateries, and shopping. Perfect for exploring Bayside Marketplace, Perez Art Museum, and the lively waterfront. Enjoy a mix of city energy and scenic views.

Getting Around:
The nearest airport is Miami International (MIA), located 7.5 miles away. Drive time varies with traffic. Valet parking is available on-site for a fee, with nearby public parking lots. Public transport is easy to access, with Metromover stations just a 5-minute walk.

Other Things to Note:
• Downtown Miami is experiencing significant growth, so minor construction inconveniences may be expected.
• Due to building regulations, food delivery services (such as Uber Eats, Rappi, etc.) are not allowed to go up to the apartment. Guests must meet their delivery at the front desk or building entrance
• Travelers must be at least 21 years old to book.
• A mandatory $38.50 + VAT per night resort fee is charged at check-in, giving you access to awesome Gale amenities like pools, a fitness center, a yoga studio, specialty dining, and more. This fee is separate from the room rate and managed by the hotel.
• The check-in process takes place at the front desk with the assistance of one of the host's onsite representatives. It is essential that all guests provide an exact arrival time to prevent any delays. *For late check-ins after 11:00 pm, an additional fee of $50 will be applied. If guests arrive more than 30 minutes later than the agreed time, an additional fee of $35 will be charged.
• Guests will be asked to sign a Rental Agreement upon booking confirmation.
• Guests might be required to present an official ID at check-in or during the stay.
• Depending on the booking site used to make the reservation, a security deposit might be required, refunded after check-out, provided all terms are met.
• No more guests than those listed on the reservation are allowed.
• No smoking of any kind inside the condo! Drug use and illegal activity on the premises are also strictly prohibited. Failure to comply results in a $300 USD fine and an additional $100 USD cleaning fee.
• No parties, events, or excessive noise after 10 pm. Please respect the neighbors.
• Cleaning service is available at an extra cost. Let us know in advance to book it.
• There are outdoor security cameras for safety and security.
• Guests are responsible for damages that occur or extra cleaning costs as a result of their stay. If additional cleaning is necessary due to excessive dirtiness, a fee of $100 USD will be applied.
• Pets are not allowed.
• We offer Pack 'n Play cribs for an extra fee & subject to availability
• Some amenities are subject to a fee, such as the onsite restaurants.
• There are no mailboxes or intelligent lockers, so guests are responsible for receiving their own packages.
• An independent management company operates within the condotel building. Please note that any issues with the building are separate from our condo’s management, which is out of our control.
• Valet parking is available on-site for an additional fee. There’s also a 24/7 lot nearby at Miami Worldcenter, 644 NE 2nd Avenue, with rates from $15 to $20 per hour. As we don’t manage the parking, we can’t guarantee pricing or availability.
• Package Policy. You’re welcome to receive packages during your stay at Natiivo. The building will hold them for you at a $5 daily fee. Please note this is fully managed by the building and not by Lua Host, so we do recommend avoiding deliveries when possible. If you do need something sent, this option is available.
• We provide a few essentials to make you feel more at home when you arrive, like trash bags, some toilet paper, hand soap, shampoo, conditioner, body wash, and body lotion. These items are not replenished, when you run out, you’ll need to purchase more.

Check-in is in person. Please confirm your arrival time beforehand and be ready to present your ID at check-in.
