Welcome to Sunset Villa! Recently updated, this sprawling six-bedroom, four-bathroom home is just two blocks away from the waterside fine dining of the Bentwood Restaurant. From our home you'll enjoy the picturesque six-block, harbor-side walk to downtown New Buffalo. Whether you are planning an all-adult trip or a family getaway this home is the perfect complement to any of your planned activities. Applaud the sunset like a local from one of our two well-appointed decks or curl up next to one of three fireplaces with a glass of red wine from a favorite local winery. The master suite offers it own deck with partial lake views. Close to everything Harbor Country has to offer. All Guests required to sign our Guest Occupancy Agreement as well.

**Sunset Shores beaches have been impacted by storms and a couple years of harsh winters. We hope they will be back to normal by the time of your rental. This has always been a smaller beach but we are hoping more of the beach to come back this Spring and early Summer! New Buffalo public beach is half a mile away as well.

**Minimum age of 25 years old to rent.

**Maximum 8 car parking.

Relaxing Getaway

The property was as nice as advertised. The association beach was open and delightful located about a 5 min walk from the property. The decks on the 2nd and 3rd floors were safe and well appointed. The galley kitchen was smallish but well appointed. Plenty of room for entertaining with comfortable seating and large spaces.

Great family vacation place

We’ll definitely be back! The house on Eagle St. was lovely: spacious, quiet, comfortable and inviting. We thought the neighborhood would be closer to the shops, restaurants and beach, but we adjusted and just got our steps in and/or drove. Plenty of bedrooms so everyone had a private space to get away from the crowd. Made all the difference. The beds were very comfortable. The two outdoor decks were great. The table on the main deck was incredible. Huge with 8 comfortable chairs and an umbrella.

Family vacation

We loved the deck on the main level. That was our gathering place in the morning for coffee and at night with the lights. Loved listening to the frogs!

Plenty of room, walking distance to many places

We stayed with a group of friends and had plenty of room for everyone to stay. The master bedroom was beautiful. We were able to walk to multiple places and the neighborhood was very quiet.

Nice and close to stray dog

We had a really nice time staying here. They’re 3 levels and the master suite is on the third level as well as the second patio. Very spacious and walking distance to stray dog and surrounding area. Jason was very easy to get in touch with and everything was wonderful.

Overall Delightful

Gathered the family for Christmas and this property ticked many of our boxes. We had a small housekeeping snafu when we first arrived, but I contacted the property management and they fixed it immediately. Especially remarkable given that it was Christmas Day! We were bummed that there was no pinball machine, despite the photos and description. Otherwise everything was as we expected. We walked to the lake each day and it was beautiful, even in winter! A really lovely area.

30th birthday trip

I rented this house for a 30th birthday trip, it was perfect. Walking distance from downtown, every couple got their own room and everything functioned really well. We loved the back deck and if it was nicer out, the yard and beach would have been great too. The house is very well stocked (anything you might need in the kitchen for cooking) and very clean. Would stay again and recommend for groups of friends or families!

Dudes' weekend

Rented the Eagle's nest for an annual meet-up with some old buddies from high school. This place was perfect. Walking distance to town, outdoor space for lawn games, and enough rooms so that everyone had personal sleeping quarters. Highly recommended.

Beware Of This Property

I paid to stay at this property from September 13 to September 16. The property called Bluefish Vacation Rentals had water damage, dirty carpet, spider webs hanging from the chairs and ceiling as well as a mold smell throughout the house, old beds with spring coming out, so you cannot sleep in each bedroom, old leather furniture, open gaps in the door lock and crack glass door. Do not stay here and do not use this website to book. My group left early because of these conditions and the owners of this property is refusing to give back that money for days we did not stay. They charged money for cleaning and we had a dirty property that we left early due to the conditions and came home. The owners have no integrity and lied about the property. They are going to lie and response to these comments by saying they address the issues but, you should not believe them, we left because of these issues and cut short our vacation. The fact that bed sheets and a carpet cleaning company had to come the second day let’s you know the place was not clean. The smell is everywhere in the house because the house has water damage. DO NOT STAY HERE. I have pictures and comments about this on a new Facebook Pages called Beware of Vrbo Properties for your review. VRBO or Homeaway was no help. Gayle Newcomb

Great location

House was in a wonderful location. Lower level was very musty smelling but main floor and upper level was nice. We had an issue with wasps coming up through the floorboards of the patio and had one child get stung. But when we called they were right on it and tried to get it taken care of. Overall we all had a great time and enjoyed our stay.

Girls weekend away

Spent the weekend with 8 other girls in this house! It was a great house that was able to meet all of our expectations. It was very comfortable and great that everyone had a bed to sleep in. I would definitely recommend for anyone looking to stay in New Buffalo. Very convenient location for wine tasting.

This house was beautiful! It is located walking distance (around the block) from the beach and restaurants/bars! Looking forward to hopefully coming back to the house and staying during the summer! Outside was nice. Still under its remodel. Inside was pretty nice considering it’s being remodeled

Inside had a decent amount of water damage and the beds were very old. The house served its purpose since we pretty much just slept there. When the remodel is finished it should be decent.

Good location and convenient to NB

House is large and well set up for large group. Lots of space to spread out. It is in need of maintenance as there are exterior doors with gaps between lock and door that you can see outside or vice versa. The interior living areas and baths are dated and there is mold in some of the shower areas. Several light bulbs are burned out throughout the house. All of these items are minor but what is disappointing is that most of the issues were also described by previous guests so there must be a choice not to address the problems.

as a property owner as a renter i write in hopes to help---house worked for us but there are a number of observations --TV was impossible,off more than on,day it rained system never worked,it looked like the equipment needed updating--big problem for young people --desperately needs a garbage disposal--potential plumbing issue with blockages --2 cutting knives---very aggravating --ice maker not connected --showers turn cold in middle of use? --mattresses are weak,an need upgrade --front porch step at first landing needs identification,one can easily fall --garbage days should be posted --upper deck grill should be in working order-food must be carried up --kitchen table should be placed in dining room-if eating inside the kitchen area is small an congested -seating for group would work in dining room --lastly kitchen area windows should have covering of some type-sun shines directly in an causes air condition bill to be high
