Located 1/2 block from the sand and boardwalk, this lower 3 bedroom/2 bath unit of our vacation rental duplex is within easy reach of the area's best beachfront and ocean recreation Newport Beach has to offer: great waves for the accomplished surfer, yet gentle shorelines for the youngest sandcastle builder. Spacious, clean, and bright throughout, this accommodation has long been a family favorite, with many of our guests returning year after year. Here's what you'll find:

LIVING/DINING AREA:
- Leather sofa and loveseat

FRONT PATIO:
- Outdoor dining table w/ seating for 6-8

- Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

Primary Bedroom: King bed, streaming cable TV, en suite bathroom
Bedroom #2: Queen bed
Bedroom #3: Queen bed

EXTRA SLEEPING:
Two twin trifold floor mats - best used for kids - are provided, along with linens and pillows, to accommodate the maximum total of overnight guests. (Twin rollaway beds can be rented/delivered for use by adults in lieu of the floor mats. Please make arrangements with our office in advance.)

BATHROOMS:
Primary Bedroom's Bathroom:  Step-in shower
Hallway Bathroom: Tub/shower combo; Exit/entry door to outside walkway

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

- Tile flooring throughout w/ carpet in all bedrooms

- Iron/ironing board

- 4 low-profile beach chairs
- Starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must provide additional amounts, along with their own personal toiletries/shampoo/conditioner)

PARKING:
1 space provided in shared double carport, accommodates most vehicles (some SUV's). Enclosed carport dimensions are 83" H and double wide. Rear alley access. Available general neighborhood parking can also be utilized (metered and unmetered). 

LAUNDRY:
Shared coin-operated laundry facilities are located along ground floor walkway near garage. Guests must provide all laundry supplies and quarters.

ALSO:  
The upper 4 bedroom/2 bath unit can be rented simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing or contact our office for more information.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds, and much more! Contact us for more information.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Amazing host with clear communication! The home was very clean, comfortable, we wanted for nothing. The location of the house was perfect for me to work from while highschoolers enjoyed spring break. I was able to work from the patio and catch glimpses of the beach/ocean/families having fun. We will for sure stay at this property again! The proximity to the beach and boardwalk is perfect. Close enough to everything without being on top of passerby’s. We also felt very safe in this location.

We felt right at home at the beach house with its main floor living, comfortable furnishings, sunny patio, and less than 100 steps from the beach. We went on multiple walks daily. After listening to the surf and being amazed by the surfers, we found coffee shops, ice cream and donut shops, grocery, places to eat and drink as well as people to watch, all along the paved walk/bike path along the shore. The beach house was also an easy drive to golf courses, John Wayne airport and spectacular seafood.

We were looking for a central location to gather with our adult children over Thanksgiving. We needed a place where we could cook a meal for 10. This place exceeded our expectations. Even nicer than it looks in the pix. We BBQ'd the turkey and sat on the patio. Walked down to the beach for sunset. Played board games on the dining room table. Parking can be a challenge, but we were able to make it work. There is plenty to do in walking distance. I would definitely stay here again.

The home was well maintained and CLEAN! Connie was a wonderful host/concierge. The home was close to the beach as promised, and we ended up getting great weather for the month of February. The location is amazing - a block from the beach and a few blocks from a grocery store and restaurants. Even though the surrounding area can be busy, this gem is on a quiet side street. The carport is handy and there is some street parking. The patio is a great place to gather. Everything was super clean and included the basics. You'll need to bring your own spices, soap, paper towels, etc. The kitchen had all the basic pots, pans, and utensils. The bedrooms were perfectly fine, especially the master bedroom. There can be some upstairs noise when people are in the upstairs unit. Be prepared for the cleaning/linens fee. Communication with Beachview Realty was fast and reliable. We will be back!

The location couldn’t be better. A block from the beach and restaurants are within walking distance if you don’t mind walking (we didn’t). Great area to stay if you want to do Disneyland AND the beach but not be in Anaheim which is what we wanted. We needed to go to rental office for keys which was odd because every other rental I’ve had a representative met us at the house. So be ready to get addresses for both the office and the house. Parking is very tight. It’s an old neighborhood with tiny garages, small homes so parking is minimal BUT we always found a spot. One set of our keys did not work which we unfortunately found out after some of our party left an event early, only to return to the house to just sit outside-locked out. We had 8 people and bedding for 7 beds. One of my kids had a hodge podge of bedding to make it comfortable but you would think if it says 8 people can sleep here there would be enough bedding. All the bath towels were stuffed into a laundry basket in the dining room (weird) and we had to put them in the bathrooms. Also you have to purchase your own toilet paper? They were remodeling the unit upstairs and we were given zero notice of this, aside from the morning they started and we heard bangs above us. The owner then came down from upstairs to say they were remodeling (no kidding?) Nice lady but she hung around around our front patio area A LOT and everyone in our family was like “what is she doing?” It was really weird. I was getting ready in the bedroom and I watched her stand in the front patio area while the family was trying to get ready for the day. Pretty intrusive if you ask me.
