Lakeside large home in Newport

Guests can check in any day of the week so long as minimum # of nights (varies by time of year) are respected. Rates based on 3 bedrooms occupied (6 guests) additional fee of $70 per room for extra rooms used, maximum added fee $140 per stay if all 5 bedrooms used.
An additional charge of $75 will be added for Sunday check out (because of additional Sunday cleaning costs charged by cleaners).
Our year round house is directly on 35 mile long Lake Memphremagog that spans from Newport Vermont to Magog Quebec.
In summer enjoy time on the lake with a 2 two person kayak, and / or one three person canoe, life jackets, 2 wind surfers and an abundance of sand chairs and water toys for younger children. With 2 water front accesses areas, this waterfront home offers private dock for tying canoe or kayak during the day and a waterfront with separate small beach ideal for younger kids to play in sand with shallow water for hundreds of feet. Property includes an outdoor BBQ for cookouts and fire pit for relaxing evenings by outdoor fire.
Memphremagog lake offers some of the best and varied summer and winter ice fishing in north east.
The north west facing lot offers incredible summer sunrises and sunsets.
In winter warm up in front of the large indoor fireplace (with wood provided) and baby grand piano and or google home mini for relaxing musical evenings. 2 smart TVs provided (55” in main living room area and 34” in upstairs den area). Directly on snowmobile trails crossing lake in front of house and directly on Nordic ski trails in back yard.
The house offers secluded finished basement and upper floor areas for quiet reading time with assortment of books and plenty of space for quiet time alone or for memorable family and friends to get togethers.
This home is quite a large house and sleeps 10 people comfortably however rates shown are based on 6 persons (3 bedrooms) staying for duration. An additional fee of $15, per additional guest per night is added for occupancy of 7th to 10th guests to cover additional cleaning fees.
Home offers 5 bedrooms and 4 bathrooms (2 full and 2 half baths).The five bedrooms are situated as follows:

The home has modern amenities including Wi-Fi, Google home mini and two Smart TVs (one each in the common living room and upstairs reading area). The house is fully equipped with towels, bed linens and necessary kitchen equipment.
