Great location

House is spacious and located so close to everything. Close to parks, Walmart only a few minutes away, many restaurants nearby that deliver. Pool and spa are fabulous. Jane is a gracious and friendly host. We had a wonderful Florida vacation

Fantastic stay...best owners ever!

Our family of 13 had the chance to stay at this home and we were blessed by the time. The house was as described and everything was perfect for our stay. We have stayed at numerous vacation homes before and Jane was, by far, the best owner we ever had in regards to communication and attentiveness to our needs. We would highly recommend this house and hope to be able to stay there again.

Great Stay

There are a lot of options to stay at in Orlando, I'm glad we selected this house. Our family, five kids ranging from 7-15, stayed for a week. There was plenty of space and my kids loved the game room. The owner was very communicative before the stay which made the process of getting to the home very easy. We would stay here again next year.

Excellent property

This was our second year to stay at this property. There was eight (8) adults and we played golf for 5 days. Excellent choice of eating places for breakfast and dinner. Each of us enjoyed the pool/spa after playing golf each day. The rental was well maintained and was furnished as advertised. Jane was an excellent host and available to assist us in any way possible.

Great House & Location

The house was perfect for our multi-family vacation. Beautiful pool overlooking the lake. We enjoyed watching the sunrise in the morning & feeding the ducks after supper. The location of Lake Berkley is a plus. Very close to all of the Disney attractions. Only an hour drive to the ocean for a day on the beach. The house is well kept with 7 spacious bedrooms. Definitely a nice place to vacation.

Prison camp no visitors only who's on your list lock down 9pm

To many stipulation for this subdivision and out dated its a charge for everything even a name change on your list of people staying sercurty is very rude and strict want stay there again

Fifth Stay at This Home- Thats says it All.

Beautiful home, very clean and well kept. Once you find this home you will never want to stay anywhere else, the owner is very attentive, it is Ideal for a Disney vacation. Local supermarkets, restaurants, shops and parks so close its all very convenient. The resort is gated and guarded, no one gets in without a pass, House is alarmed you feel so safe. Kids love the pool and we love the hot spa which we stay in till 10 at night even in December! Saw an Eagle he landed on the grass next to the pool with a fish. Even the ducks and cranes are friendly they follow you around the garden with their babies hoping for a little bread. So quiet and relaxing its hard to believe Disney is just down the road.

AMAZING Stay!!

The overall impression of this property from me and my constituents is GREAT! The home and property is gorgeous! I polled my guests and they said they would stay there again. I agree! Jane was easy to work with, upfront and honest. She is cordial, kind and genuinely desires that those who use her property have a great time and make memories. Jane was also quick and helpful in response to any questions/concerns that may have arose while we were there. We had a situation with pool lights not working and the very next day she had someone come out to rectify the matter. The lake behind the property with the walking trail is beyond beautiful. We enjoyed walking it. We really enjoyed the personal pool, the kids swam everyday we were there, and we utilized the spa/hot tub as well. The property has everything you could need in various ways. Outlet protectors, crib and amenities if you have babies up to small children. The game room is excellent! In a nutshell, they did a great job making sure that normal household things you need to live for your vacation is at your fingertips. My brain is going 100 mph trying to recall everything we enjoyed about the property because there were so many things! I can't share it all. We thoroughly enjoyed our vacation and stay there. If you're looking for a dwelling place for a vacation in the Orlando area, stop researching and book this property now!

Family Disney Trip

This trip was a trip we were to take with our children and grandchildren in March of 2020. We ended up rescheduling it due to the pandemic. We rescheduled this trip several times thinking that the pandemic would be ending sooner. That being said, Jane was wonderful to work with. She was very understanding of the situation, and she kept working with us to ultimately do this trip 2 years later with 3 more grandkids. We are very grateful for her kindness. The place fit our whole family comfortably. It overlooked a pretty lake. There were so many different kinds of birds that we saw right outside the pool by the lake. We even saw an alligator in that lake toward the end of our trip. There is a walking path around the lake with a park just on the other side of it. The kids loved it and my mom enjoyed walking there. The house itself was nice. It had dated decorations, but we knew that coming in based on the pictures. Our family fit comfortably in the kitchen/family room and we watched several movies at night. The pool was a blast. The kids loved it. We purchased the heat for the pool and it was very worth it. On one of our down days one of our grandkids had an accident in the pool. I told Jane right away. She called the pool company and they didn't need to drain it but they bombed it with chemicals and we were then able to use it again thankfully. It was taken care of right away. This could have really messed things up because with all the kids, the pool was where we all wanted to be. So, this was very much appreciated too.. The only thing that I need to share was that we had an issue with the air-conditioning being set at 72. This may not be an issue for others but we had a hard time sleeping with the 72 temp. We sleep at 68/70 comfortably. We asked to get the temp lowered but it wasn't able to be done due to the air-conditioning unit not being able to handle the colder temp setting. Besides that we had a wonderful time there. The home is 30 minutes from Disney in a quiet and safe gated community. Wonderful memories were made. Thank you Jane for your hospitality. We very much appreciated it!

Family trip

Booking and check in were easy. I was very much looking forward to this trip. Upon arrival, there was a very moldy/mildew smell in the house. The game room is the cause. The door was open and the smell filled the rest of the house. We closed the door and was not ever able to use the game room as several members of my family have mold allergies. The kitchen walls were covered with lines of sugar ants as were 5 of the kitchen cabinets and upstairs in 2 bedrooms and a bathroom. There were no towels or wash clothes, with the exception of 2 that smelled terrible and were hard and crunchy. I did receive an email while driving 14 hours to get there that the dryer had to be replaced which is likely the reason there were no towels. The property manager told me he would bring towels the following day. Do please understand that after driving 14 plus hours, we did want to shower so we went and bought our own towels. My husband went to Home Depot and bought bug spray and ant traps for the sugar ants because I didn't even want to use the kitchen. The next day all of the ants were gone. I was told not to leave anything sweet out. The dryer was delivered and installed by the guys who delivered it. My husband let them in and signed for it. It was my understanding that the property manager was to be there to handle that. After these issues were all taken care of I was able to relax. No one apologized for any of the issues, just saying we will take care of it tomorrow. I paid a lot of money to stay from Monday through Friday plus a cleaning fee. The floors were not clean, there are spider webs and spider eggs in the corners of the family room. We had to wash the dishes before we could use them because of the ant issue that would be taken care of tomorrow. I'm sorry, when you pay to stay at someone's home, especially with a property manager, you shouldn't have to clean anything before being able to start your vacation. Again, no apologies provided and I feel like we had to fix all of the issues ourselves. The bedrooms upstairs were extremely warm given the heat and humidity and the thermostats were locked. I asked that they be turned down and we got one degree. There was a box fan there but we went and bought two more. Realizing that Jane is 5 hours time difference and out of the country, I do appreciate that she was responsive to at least be made aware of our issues, but again, no apology provided.

WARNING! OWNER CONTROLS AC UNIT

Unfortunately, this rental experience has caused me to question any further VRBO bookings. VRBO was unable to make the owner comply with their terms of service. That is problematic. BEWARE! The OWNER is in control of the AC unit. Not you, the renters. The upstairs AC was set at 79 for most of the day with it dropping down to 78/77 at NIGHTIME only. The upstairs AC blew out at 77 degrees. The owner blamed me for this while she states her AC unit is "temperamental" and that is why guests are not allowed control of the unit. Upon reaching out to VRBO to address this issue, I was informed this is violating their terms of services as that is not stated in the original listing. At present, this is still under investigation with VRBO. I have numerous pictures of the thermostat readings, some of which show the upstairs temp at 78.9 degrees at 8pm. Due to this, we all suffered greatly. The owner's response to this was to tell me to move as opposed to being reasonable with the AC unit. I was told that I "expected extremely cold AC" when I asked for the thermostat to be set at 74 downstairs and 75 upstairs. The owner also speaks of her thermostat reading her house temperature incorrectly. As well as telling me " I don't know how to read the thermostat or how to operate a thermostat". As a grown woman in my 50s, this was quite condescending. The unit is very simple. Not difficult to understand at all. Along with all of the AC issues, her pool and spa heater stopped working. Again, she blames the renters for this. She sent me an email with the entirety of the email saying, "Great! Now I have this to deal with!". I can only imagine what her response to this review will be as I repeatedly tried to work with her and was only ever met with justifications, denials, and defense. I invite all readers of this review to click on my name and see every past owners rating of me. Every owner has given me a 5 star rating. As I have given every past property a 5 star rating. This is not a vindictive review. This a WARNING review. I do not want any future renters suffering as we did. All of these issues are easily avoided. The owner needs to state in the ORIGINAL LISTING that she is in control of the AC. She refuses to do this which is in violation of VRBOs terms and services. There is a REASON she does not disclose this information If she did, the vast majority of renters would not book this property.

FANTASTIC!! The villa was perfect for our needs, very spacious, and very well equipped. It was a perfect place to come back to after a long day at the Disney parks and enjoy the lovely pool. It is very well situated about 20mins from Disney and only a few mins from shops and restaurants and great having a large, well known supermarket only a couple mins down the road to stock up with supplies.The hosts are brilliant and come back very promptly to questions with very helpful replies, and Jane was super helpful when we had a very late issue with flights and needed to extend our stay at very late notice.Amazing place that helped made our stay very special, thoroughly recommend.

Great Property

This was our third year to stay at this property. This was a golf vacation for 8 men. The house is well equipped with everything needed for a for pleasant stay. The dwelling, pool/spa area was very clean and modernized. The area is close to numerous golf courses and restaurants. Although we did not go to any of the Disney parks, they are in close proximity to this property. Jane is an excellent host and was available for prompt answers that we may have needed.Richard Tate

Perfect Home with Everything You Need

We were a large groups of varying ages and this house had something for everyone. The hot tob was used extensively by the adults while the game room was a fav for the kids. The location of the house was great, no problem finding our way around. The property was everything we expected. The kids enjoyed the pool after a long day at the parks (4) & the adults enjoyed the spa. The kitchen was well stocked with cooking utensils. This is an an amazing property

The location of this house is just beautiful. As you exit out the back door there is a very nice hot tub and pool and just beyond it is a lake wonderful lake with ducks and egrets. So tranquil. Jane was great to work with. She communicated with us before the trip and then check in with us while we were there. The kitchen is large and there are lots of dishes and utensils. Very nice home that was quite comfortable. We were impressed with the security people at the entry gate. I highly recommend this house for your family vacation.
