Our resort perks at the clubhouse includes tennis court, sand volleyball, basketball courts, kids splash pad kids play area, and 2 additional pools, lounge area and a picnic pavilion.

Located in a prime location in the Clermont area, just 5 minutes to I-4 for easy access to all of the major attractions. Close to Champions Gate, Posner Park shopping and Publix Plaza, World Class Golf Courses, and perfectly located within 20-30 minutes of all of the popular parks such as Disney World (19 minutes), Universal (26 minutes), SeaWorld (23 minutes), and Orlando Tree Trek Adventure Park (10 minutes)

Available through keyless smart locks entry. Our pool villa is secured with top of the line alarm systems. There are 2 exterior cameras....one in the front of the property facing the driveway and one in the back for security reasons. None of our cameras faces the inside of the house.

Minutes away from the new Margaritaville, That offers loads of restaurants and dine in movie theatre as well as a state of the art Water Park and weekends activities such as car shows, flea markets, artisan markets, and free concerts with renowned artists. Also close to 2 wineries and only 30 minutes to Orlando International Airports.

Sun-filled afternoons drift into relaxed evenings as you move between the pool and the hot tub, settling into a rhythm that feels easy from the moment you arrive. After time spent exploring the Orlando area, you return to a space designed for connection - shared meals, games, and downtime unfolding naturally together.

Sleeping arrangements
This single-level home accommodates up to 10 guests across four bedrooms. Two king bedrooms offer comfortable retreats, each with a smart TV and ceiling fan. The themed bedrooms add a playful element, including a Harry Potter-inspired room with a full and twin bed, and a Star Wars-themed room with two twin beds. A queen sofa bed in the living room provides additional sleeping space. Two bathrooms serve the home, including one ensuite with a jetted soaking tub and bidet.

Outdoor living
The screened backyard centers around a private outdoor pool and hot tub, both available year-round and open 24 hours. Hot tub heating is included with every reservation, while pool heating is not included. A private patio and backyard create space to gather outdoors, complete with outdoor furniture and a BBQ grill.

Entertainment & family features
An air-conditioned game room brings together activities like a pool table, ping pong table, arcade games, and life-size games. Inside, the living area features a 55 inch HDTV with access to streaming services. Families will find a crib, Pack ’n play/travel crib, high chair, children’s dinnerware, and a wide selection of toys, books, and board games. A children’s playroom and outdoor playground add extra space for younger guests.

Kitchen & dining
The kitchen is fully equipped for preparing meals, with a dining table for gathering. A coffee maker with drip and Keurig options is available, along with coffee to start your mornings. Breakfast is provided.

Work & essentials
Stay connected with wifi and an Ethernet connection, and make use of a dedicated workspace in a private room with a door. Laundry access, linens, and essentials are included for your stay.

Additional features
This pet-friendly home includes free resort access to nearby shared amenities, a private entrance, self check-in with a smart lock, and free driveway parking for up to four vehicles.

The home as a driveway that can accommodate 4 cars or 2 SUVs. This community is right off highway 27 and connects to I4. Great commuter location. Overnight street parking requires a special pass that must be obtained from the host upon check in. Uber and Lyft are readible available.

🔥 Hot Tub & Pool Heating
- The hot tub is included in your nightly rate.
- Pool heat is not included.
- Add it for $44 per night or $440 per month (based on the length of your stay).
- Pool heat must be booked for the full duration of your stay.

🍔 Cooking & Grilling Options
- We provide a BBQ grill for your convenience at no charge. We ask that you purchase your propane tank refill. If you are using the grill please be sure to fill the tank. If the tank is full when you arrive please refill after using. Propane tank refills are available at Lowes or Walmart which is a 5 to 10 minutes drive from the home.
- Fully equipped kitchen includes an air fryer and XL smokeless indoor electric grill (check YouTube for recipe inspiration!)
- Charcoal grill is provided complimentary
- Propane gas grill available for rent – must be cleaned after each use
- Improper use or failure to clean will result in a cleaning fee
- Never use charcoal in the propane grill
- Guests use propane grill at their own risk
- If you're unfamiliar with propane grills, we recommend using the charcoal grill instead

Guest Count & Additional Fees:
Please note that additional fees will apply for groups with more than 8 people. The total guest count includes all individuals aged 18 and older who are present at the property, regardless of whether they are staying overnight or not. The fee is $39 per day per guest once the guest count goes over 8 guests.

🚭 Smoking Policy
- No smoking of any kind inside the villa (includes e-cigarettes/vapes)
- Evidence of smoking inside will incur a $500 fee
- Smoking is allowed outside only, with all exterior doors closed

🧼 Cleanliness & Housekeeping
- Additional cleaning fees apply if the home is left excessively dirty or with excessive garbage
- A starter kit of essentials is provided at check-in:
- Shampoo, conditioner, body wash, lotion, soap
- Coffee, garbage bags, and more

🌐 Wi-Fi & Connectivity
- Complimentary Wi-Fi is included
- Occasional outages may occur during bad weather or due to service provider issues (rare and out of our control)

🔐 Security & Safety
- Exterior security cameras are located at the front and back of the home
- Cameras record activity for guest and property safety
- No indoor cameras are present
- Tampering with cameras will result in early termination of the stay with no refund

🏊 Pool Area Notes
- Pool is cleaned weekly, but debris may occasionally appear (especially after wind)
- A pool skimmer is provided for guest use
- To conserve energy, the AC will shut off if exterior or garage/game room doors are left open for more than 5 minutes

🚫 Locked Storage
- A locked cabinet in the garage is for owner use only
- Guests have access to ample closet space throughout the home

🐾 Pet & Service Animal Policies
Pets:
- Dogs or cats under 50 lbs may be allowed with homeowner approval
- Limit: 2 pets per household
- $200 deposit + $39/day per pet
- Must submit vaccination records
- Pets are not allowed on furniture or beds unless you provide protective coverings
- Must be crated when unattended
- Fees apply for damage or excessive shedding

Service Dogs (ADA-Compliant Only):
- No fee or increased deposit
- Guest must confirm:
- Is the dog a service animal required due to a disability?
- What task or work has it been trained to perform?
- Will it be left alone in the home at any time?

Under ADA:
- Service dogs must remain under control at all times
- They must be leashed, harnessed, or voice-controlled
- Misrepresentation of a service dog is taken seriously and may result in eviction without refund and may be reported to authorities

Note: Emotional Support Animals (ESA) are not considered service animals under Airbnb or airline policies. If you have an ESA, please book pet-friendly properties only.

"Service Animals" means any animal trained to do work or perform tasks for the benefit of an individual with a disability.
Pets providing emotional support, well being, comfort or companionship are not recognized as service animals under ADA regulations.
