4 bedroom lake front home on North Village lake. Features gourmet kitchen w/ granite counters, large dining area. Vaulted ceilings. Master ensuite w/ jetted tub and walk-in shower. Queen guest room, 3/4 bath, full sized W&D in the laundry room. Flat screen TV on ground level, upper level features 1 queen bedroom, and a full bath. Large game room/home theater features a trundle and, queen. Large entertainment deck w/ patio furnishings and bbq grill. HOT TUB, fenced yard, 1 car garage.

You will never forget staying here! the home is backed up on the lake with so much tranquility. The main floor has the King master suite with a jacuzzi tub.

Upstairs you land where you have1 queen rooms and a full bathroom accessible and the bonus room. The bonus room/media room has 2 twin beds on a trundle and a queen. There is a pack-n-play available.

These reasonable “House rules” constitute an addendum agreement to the rental agreement, and are established to provide a clean, quiet, and tranquil place for families to gather, eat, sleep, and relax, and to do so in harmony with other residents in the neighborhood. Adherence to these rules assures this experience not only for the current guest, but those that follow. Please contact the hosts with any questions.
“Guests” means registered guests and their invitees.
➩ A copy of non-expired government-issued identification is required for the guest responsible for the registration. If the guest responsible for the registration changes after the time of booking, identification for both the former and new guest is required.
➩ The number of overnight guests stated in the reservation agreement is strictly enforced. Infants and children count as guests for purposes of this rule. Hosts receive real-time notifications of ingress and egress to/from the property through security cameras. Invitees (visitors) other than registered guests to the property are allowed only with permission requested and granted through the listing platform. Refusal of a request shall not be a valid basis for cancellation or modification of reservation or refund. An intentional or negligent mischaracterization of the purpose or number of visitors may result in cancellation without refund and/or the imposition of additional per-person fees.
➩ Guests must lock the residence when it is not occupied, including when vacating the property at check-out time. Unless in app approval is received from the host, an $80 per hr early check-in / late check out fee will be assessed to guests exceeding the bounds of check-in / check out times stated in the listing. A lodging rate of $500/day + tax and other reasonable expenses will be assessed for any guest that fails to vacate the premises on the agreed on check-out date as show in the app.
➩ Guests are strongly urged to purchase trip insurance to cover for losses against events that prevent a guest from fulfilling the reservation, such as death in the family, illness, weather-related incidents, among other things. Refunds will only be issued in accord with the cancellation policy in effect at the time of the booking.
➩ Guests must notify hosts upon discovery of any condition that could foreseeably be the cause of a guest complaint or that creates a potential hazard to guests, their invitees, or the property. Guests must provide reasonable access, if such access may be necessary to assess and remedy the condition. Refunds or partial refunds will not be granted if hosts were deprived of a reasonable opportunity to cure. Avoidable damages to the property resulting from a guest’s failure to notify hosts or provide access may be assessed to guest’s account, depending on the circumstances.
➩ Guests may not use the host-provided Internet to download or upload any illegal or unlawful content, including child pornography or copyright-protected intellectual property (e.g., movies, music, etc.). Downloading of movies or music is often detected by Internet Service Providers (ISPs), and results in the issuance of a warning to the subscriber (in this case, hosts) under the Digital Millennium Copyright Act. Downloading or uploading of child pornography is often detected by ISPs and results in a “Cyber tip” to the National Center for Missing and Exploited Children, which will eventually result in an administrative subpoena for subscriber information, and a search warrant. Hosts will be required, in such circumstances, to disclose the identity of the guests who were present at the time such download or upload was detected.
➩ Skis, snowboards, sleds, bicycles, motorcycles, scooters, or other sports or transportation equipment other than collapsible wheelchairs are not allowed in the home. Guests should contact hosts to see if unique accommodations can be made to secure such items.
➩ Burning of candles or open flames of any kind are prohibited in the home, except for the woodburning stove when used properly and directly supervised by guests.
➩ Smoking, vaping, the burning of incense, or diffusing of oils by guests, including cannabis or its derivatives, whether or not for medicinal use, is prohibited. These odors are difficult to eradicate, and may be offensive to subsequent guests, who may cancel and be displaced of lodging. A $500 liquidated damages fee will be assessed for a violation.
➩ Use of dyes, solvents, bleaches, or other harsh or volatile chemicals, whether for hair, clothing, or crafts, is prohibited on the property. These chemicals (such as ammonium thioglycolate, commonly found in hair perm products) leave offensive odors or will permanently ruin linens, towels, furniture, flooring, and fixtures. Likewise, guests may not use provided towels for wiping or absorbing tinted tanning lotions, sprays, grease, oils, solvents, or dyes.
➩ Storage of gasoline, diesel, propane canisters, fishing bait, hunting carcasses, or other flammable, corrosive, combustible, or noxious substances is prohibited within the home. Cleaning of fish as necessary for a single meal preparation is permitted, but gutting and preparation of animals or portions of animals (except meal-sized portions ordinarily sold by grocery stores) is not permitted in the home or on the property.
➩ Live animals brought on site without prior notice and approval will result in a $225 fee, ejectment, and cancellation of the booking without refund.
➩ Guests shall closely supervise children around furniture that is vulnerable to damage (e.g., wooden tables that can be damaged by metal or plastic toys, or leather couches that can be scratched by metal or plastic toys).
➩ Guests shall closely supervise children outdoors in recognition of the natural hazards present in rural and wilderness environments to include wildlife, domesticated animals, falls from heights and water hazards present in irrigation canals, ponds, and the San Juan River.
➩ No guests or invitees may occupy (sleep overnight in) recreational vehicles or tents on the property without the hosts’ express approval sought and granted though the listing platform. Additional fees may be assessed in such cases.
➩ The driveway at the house entrance can accommodate at least four vehicles. Guests must park vehicles in the driveway, only. Parking on the street (off property) is prohibited because of the narrow width of the road, and the hazards and inconvenience created for the neighborhood residents, including snowplows, pedestrians, and children riding bikes. Parking on the lawn is always prohibited. Garage is not for guest use.
➩ Guests shall not insert devices directly into or make any adjustments to the LCD television display, except for the provided HDMI hub and via the supplied Roku remote.
➩ Guests shall not attempt any physical or network modifications, configuration, hacking, relocation, or resetting of host-provided networking or wireless hardware or software. Restoration of internet/networking services will incur a $150 service fee billed to the guest.
➩ Guests shall not use the property utilities (i.e., electricity, water, sewer, wifi, etc.) for any purpose other than occupying the house for its ordinary purpose absent express approval sought from and granted by hosts through the listing platform. For example, guests shall not plug in electric vehicles, boats, or recreational vehicles for the purposes of recharging batteries or providing electricity for heating, cooling, or other services for a boat or recreational vehicle. If approval is granted for the charging of an electric or recreational vehicles, contact hosts regarding a modest daily fee.
➩ Guests shall not empty sewage from boats or recreational vehicles onto the property or into the sewer system.
➩ Guests shall not perform repair or routine maintenance to motor vehicles, boats, bicycles, motorcycles, or recreational vehicles. “Repair” or “maintenance” includes, but is not limited to, oil changes, detailing, replacement of components, among other things.
➩ Except for use of a toilet plunger to remediate a clogged toilet, guests shall attempt no repair or modification of any household fixture, appliance, or appurtenance without permission sought and granted through the listing platform.
➩ Guests shall not flush or discard into any toilet or sink drain any foreign objects or materials other than toilet paper. Disinfecting wipes, baby wipes (even those branded as septic safe), paper towels, ear cleaning swabs, condoms, and tissues are examples of items that must never be flushed into the plumbing system.

Our stay was wonderful! The bikes, paddle boat and fishing straight from the dock were huge winners for our family. The neighborhood was nice and quiet and perfect for our walks with our 1 year old. Megan was a great host, she was quick to respond and take care of any questions or issues we had during our stay.

This is probably one of the best locations in the Pagosa Lakes community. It's very private and quiet, with beautiful views and easy lake access. Deborah was extremely responsive to all our questions and very helpful whenever we needed information or assistance. The house was very clean and spacious (easily fit 3 separate families). Overall, I would highly recommend this property.

This home is beautiful. There is plenty of room for family. The kitchen has everything you need to cook. Beds are comfortable. If you plan to stay in the summer, just know there is no A/C. It gets nice and cool outside at night, but the upstairs takes a very long time to cool down.

Great house and location. Plenty of room for everyone and very comfortable. Only a few issues- check in process was challenging as VRBO instructions were not accurate. Hot tub was not heated when we arrived so contacted property manager and they were quick to address it but still had to go without for the first night. We had purposely booked a place with a hot tub so it was disappointing especially after a long drive. The pantry was well stocked and kitchen was great for cooking. Great place for a large family!

Great trip we had only seven adults all family as one of the granddaughter and her husband could not make it at the last minute. Had a great experience . Every issue or question was dealt with promptly.Well stocked home had all we needed. Really loved the extra refrigerator in the garage made it much easier to keep everything cold .

What a wonderful set-up for a family vacation. The house just to the east is also a rental! Our large family had both houses and it was PERFECT! We so enjoyed the paddle boat and dock at this house. The house is clean and beds were comfortable. It took us Texans a while to figure out the Colorado way of opening the windows at night then closing mid morning for natural air conditioning but we got the hang of it! The kitchen is amply stocked with all of the things to cook. Bring soap and shampoo with you and everything else is provided. We hope to stay again!

We just wanted a change of scenery for a week, and this home was perfect for 5 of us. The access to the lake was great, and having the paddleboat was so fun. We brought our own kayak and rented stand up paddle boards from Pagosa Mountain Sports. The home was roomy and comfortable for everyone. Having the garage fridge was very convenient. Had a few questions and issues at the start but Deb was very responsive in helping us. Would recommend this house to any family!

We had 7 people (4 adults and 3 teenagers) from two families in our group. The house has a great lay-out and plenty of space for us. Kitchen was stocked with most of what you expect/need for your stay. The house was super-clean which was reassuring given the times. Outside dock/hot tub were great for sitting out in the morning and evening and the dock was great for fishing (quantity not quality). Property manager was responsive and answered phone on a Sunday when we had a question on arrival. We would stay here again.

This stay started off great. We were allowed to check in 2 hours early, which was nice. Throughout the stay, my family noticed multiple issues with the property: master bedroom light was out, entry bathroom light was constantly flickering when on, hot water was not lasting longer than 5 minutes, front bedroom windows don’t lock shut, no shampoo/conditioner in baths, and the deal breaker- there was a half smoked joint in between the bonus room sofa cushions. I reached out to Megan about all these issues during our stay and finally had enough of telling her about issues when my eight year old nephew found and reported the joint to us. At this point, told Megan this is unacceptable and not only should I have not had to contact her about all these issues (minus the hot water heater bc that’s not predictable) and the joint being found by a child was the last straw for us. I asked to speak to the property owner, and Megan refused to connect me with him, but said she explained to him everything that happened and offered to refund our cleaning fee, which I accepted. I just received a refund from the stay and she only sent me &150 of the 375 cleaning fee. Not the full amount she originally said she would send. I hope the owner reads this and is aware of the full situation. On top of all this, the gas company came to replace the meter which Megan didn’t manage, so we had to call her to come back and reignite the pilot light. The gas company said they reached out multiple times. SMH.

This property was beautiful and the perfect location for a family get away. The bathroom downstairs is quite small but there is a huge one in the master and a good size one upstairs. The master shower is amazing with double shower heads and the jetted tub was perfect. Perfect views from all areas of the house. Only issue was we ran put of supplied TP, paper towels, dish soap, ect so make sure if you have a large party to bring some or buy some. Owner is very quick to reply and very nice. Thank you so much for sharing your home with us.

Pros: Location is great and perfect with the lake right there. Quiet neighborhood which was nice as well. Paddle boat, the dock and back deck! Plenty of space for our party of 7. Cons: Property could use a deep clean, lots of spiderwebs outside and dusty inside. Could use some bigger pots in the kitchen, we had 7 people to feed. No bath soaps or tissues. No AC, but house kept cool for sleeping as long as windows were open. A bit hot during the day but tolerable considering it was 90+ outside.

We loved our stay at this wonderful house! We came for Spring Break with 3 college kids and one high schooler and the media room was their favorite place after a day on the slopes! They all headed up there when home from skiing and loved playing board games and hanging out in the spacious and comfortable room. We cooked big breakfasts each morning and the kitchen was fully equipped with all that we needed. We loved the gas fireplace and had it on each evening while we made dinner and hung out in the living room. The bedrooms were all very nicely decorated and comfortable and everyone had plenty of space. We loved the outdoor space too- the deck and views were amazing! The house was also in a great location for grocery stores, restaurants, gas, shops, etc. We were sad to leave this beautiful house and beautiful Colorado and hope to rent this house again next time we are in Pagosa!

Our stay at the Northbay house was great! Great location. House is HUGE, right on one of the lakes. We tried to use the paddle boat, peddles are stripped. We 3 small issues but may be something for someone to consider.....there was no toilet paper in house. We just bought our own. The issue was I could not find dish towels or dish rags for the kitchen. Last issue was one requirement for check out was to start a load of laundry (towels), there was no laundry soap in the house. On the plus side, we enjoyed the jaccuzi and the whirlpool!!!

All it took was one memorable stay at this incredible lake house to change me from a beach girl into a lake woman for the rest of my life. : ) This house was exactly what our extended family needed. "We" consisted of 6 adults and 2 children (a 6y.o. and a 3 y.o). Everything detailed in the listing is accurate, and it's true that the pictures don't do it justice. The property is absolutely beautiful and comes with many conveniences. We brought along our own kayaks but thanks to the paddle boat that came with the house, we were able to have all 8 of us out on the lake at the same time. The view from the back windows and when out on the lake were stunning, as well. We saw hot air balloons take off and land every morning. As has been mentioned, there is no A/C, but being mindful re: the opening/closing of windows and blinds, as well as using the fans really helps. I would also suggest that the house be stocked with more paper goods at the start of a booking, but that is really minor compared to the beauty of this location. And as another guest also mentioned, we had to change the batteries in every remote, too. There were really only 2 issues we encountered during our stay: 1) The lights. Please ensure the lighting all works before guests arrive. We had to switch out light bulbs from various lamps/chandeliers as they were blinking constantly. Upon inspection, we saw that many said they were not intended for dimming lights, yet they were installed on lights with dimmers. Also on that note, some lights that worked on night 1 did not work on night 2 or night 3, so we just made do with the lighting we had. And 2) we would suggest providing a map in and out of the neighborhood as we ended up lost on 3 separate occasions due to detours. Not being familiar with the area or how some streets change names midway, having a map with some more details or even a picture would have been appreciated. Still, this stay ranks as our very favorite one to date! We cannot say enough about the location, the house itself, or even how friendly and supportive the Property Manager, Deborah, was!!!! We definitely plan to return and make our stay a little longer next time.

We really enjoyed our stay at this home. There was plenty of room and it was so nice that the host provided baby stuff including a crib and pack and play for our littles. The views are spectacular from almost every room. As mentioned in other reviews the additional bathroom on the first floor is TINY but was not a problem and the kids thought it was sized for them. We would not hesitate to book again.

The property is gorgeous. Comfortable and super clean. The location makes it easy to get anywhere but we hardly wanted to leave. Right out the back door is a great deck, hot tub, awesome mountain views and of course the lake! We brought a few inflatable water crafts of our own and this worked out very well. Management and communication were excellent. Great place to spend Fourth of July and we can’t wait to come back!

We had a great long weekend. The kitchen and the hot tub were perfect for spending family time together. Things for future guests to keep in mind are that one of the downstairs bathrooms is VERY small (barely larger than an airplane bathroom, but with a shower added on), and except for the master suite and the upstairs entertainment room, sound really carries. (I took work calls in my car.) The owner could improve the property by replacing some of the doors for sound proofing (so the whole house doesn't need to hear snoring or bathroom activities), and maybe by adding additional living room seating or a different layout to make it more conductive to gathering. We loved watching balloons in the morning, listening and watching birds on the lake, cooking family meals and being just a short drive away from lots of outdoor activities and grocery stores.
