Guest Access:

Guests will have private and exclusive access to the entire home, including all three bedrooms and living spaces. You will also have full access to the converted garage fitness center and all outdoor amenities within the fully-fenced yard, including the private pool, hot tub, fire pit, and putting green.



The Neighborhood:

**By City of Palm Springs Ordinance, the following are required to rent a short term rental in the city:



1. Primary renter must be at least 25 years of age.



2. Primary renter must provide a copy of his/her government issued I.D. prior to check-in. A copy of I.D. is kept on file while guest is at property and will be shared with Vacation Rental Compliance Officials on demand as required by law.



3. Responsible party (primary renter) is required to sign a short term rental agreement (contract).



4. All guests are required to print and sign names to City of Palm Springs confirmation that Good Neighbor Brochure has been read and understood by all adult occupants (this will be emailed with the rental agreement).



5. No more than 2 adults per bedroom (8 max) are allowed to occupy the home overnight with 2 additional guests allowed during daytime hours. An additional 2 children under the age of 12 are allowed per rental.



6. No more than 1 car per bedroom are allowed to be parked at the house overnight with 1 additional car allowed during daytime hours (4 cars max)



7. Trash must be kept in the provided receptacle out of public view.



8. Dogs are to be kept on a leash at all times when not in the home or in the confined space of the property. Dogs are to be kept from barking. A consistently barking dog is considered a nuisance.



9. Outdoor music is prohibited 24 hours per day. It is further expected that noise created at the home will not be audible beyond the property line. Quiet time is between 10pm and 10am.



**These rules are set forth by City Ordinance and apply to ALL rentals in the City of Palm Springs. They are intended to help create peaceful neighborhoods in which rentals exist.

*** Required Documentation: In compliance with city regulations, the primary renter must provide a copy of their government-issued ID and sign a short-term rental agreement prior to check-in. All adult occupants will also be required to sign a confirmation that they have read the city's Good Neighbor Brochure.

*** Early Check-in / Late Check-out: We are happy to offer flexible arrival and departure times when possible for an additional fee of $25 per hour. Please request this service in advance.

*** Pool Heating: Pool heating is available for an additional fee of $99 per night (2-night minimum). Please provide advance notice if you'd like this service, as it takes time to heat.

*** Pet Fee: A non-refundable pet fee of $75 is required for all stays with pets to cover additional deep cleaning.

*** Cancellation Policy: A 5% service charge will be applied to all refunds to cover processing fees. Please refer to the platform's cancellation policy for specific details.

*** Additional Cleaning Requirement: *** To maintain the exceptional condition of the home, reservations of 45 consecutive nights or longer require a mandatory mid-stay cleaning at $150.00 per service (linen laundering not included), in addition to the departure cleaning fee. If a mid-term reservation is extended and becomes subject to this requirement, the applicable cleaning fee(s) will be added accordingly and reflected on the guest's final post-checkout invoice.
