All guests will be asked to provide their email, and Sunset Luxury Properties will email you the Reservation Confirmation, which contains a link to our confirm your reservation and agree to our Rental Agreement/Terms & Conditions. Just so you know, the agreement must be e-signed within 72 hours of your reservation being paid in full.
Once this is completed, your guest portal will be available to access and includes information about check-in, the rental including address & more! Door codes will appear in the guest portal at 4:00pm on day of check-in.
Seacrest Beach is a vibrant, master-planned community in South Walton, Florida, featuring over 400 homes. Its standout amenities include a 12,000 sq. ft. resort-style lagoon pool, private deeded beach access, walking trails, a seasonal tram service, a café, and an outdoor amphitheater. The neighborhood emphasizes eco-friendly architecture and lush, palm-lined streets. Located near upscale shopping and dining, Seacrest Beach blends modern convenience with natural beauty, ideal for both full-time residents and vacationers.
ALL Seacrest Beach homes will require a $2.50/per day/per person aged 11 years and older amenity fee to be paid at check-in for your wristbands and parking passes.
Before check-in, guests will be required to choose between paying a damage deposit or paying a damage waiver.
The damage deposit is $1000 and is refunded after checkout assuming there are no damages. The damage waiver is $99 and is non refundable. The damage waiver waives your responsibility to pay for accidental damages that occur during your stay. The damage waiver does not protect against negligence or intentional damage.
Essential Things to know:
After your reservation is booked, you will be provided a link to our Guest Portal to confirm your reservation. Here you provide all contact information, add your additional guests, upload a photo of you holding your ID and agree to our terms and conditions. You will have 72 hours to complete your confirmation. Failure to complete this within 72 hours of booking may result in cancellation of your reservation.
1) WE DO NOT ACCEPT WIRE TRANSFERS or CHECKS. We accept Visa, MasterCard, Discover, and AMEX only.
2) CONSTRUCTION IS IN PLACE ALL OVER Panama City Beach and 30A. We cannot be held responsible for construction.
3) MUST be 25 years of age or older to rent. No homes will be rented to students or singles under the age of 25 unless accompanied by a parent or guardian staying at home for the Rental Period.
CANCELLATION POLICY
Guests who cancel their reservation 60 days or more prior to the check-in day will receive a 100% refund.
Guests who cancel their reservation 31-59 days prior to the check-in day will receive a 50% refund of the rental total.
Guests who cancel their reservation 30 days or less prior to the check-in, will receive no refund.

Welcome to Quality Time!
Travel to 115 Woody Wagon Way, Seacrest Beach, FL 32461
There is parking for 2 vehicles in the driveway at Quality Time. If additional parking is needed, there are parallel parking spots along the main streets in the Seacrest Beach HOA.
Check-in is at 4:00pm, we cannot guarantee a check-in prior to this time but rest assured that we will contact you as soon the house is ready for you.
Upon arrival, Quality Time has an electronic lock allowing you to check-in at your convenience. You will enter the code provided in the portal, you will be given a green light if the code was entered correctly. You should then be able to open the door. **Please note** that your door code will not appear in the guest portal until 4:00pm unless you have been notified that the rental is ready for you.
After checking into Quality Time, head over to the pool to check-in to receive your amenity wristbands and parking passes. Pre-registration must be completed. If you have not pre-registered, please do so through the HOA website: https://checkin.seacrestbeachcommunity.com/
Review the "Amenities -> Wristbands" section of your guidebook to see where you will check-in at the pool.
