- No smoking in the house. Evidence of smoking inside will result in a $500 fine. Smoking allowed under house and on the balcony.

- Pets allowed w/ $125 pet fee. Max 2 dogs or cats at 50lbs each.
- Please keep pets out of the beds. Pets in beds will result in an additional cleaning fee of $100.

- Missing or damaged items like any linens, dishes, decorations or furnishings are subject to a replacement fee.

- No parties or large gatherings

- NOTE: The property requires stairs to access

- NOTE: There is no vehicle access (golf cart, car, truck, etc.) to the beach through the yard. Vehicle access to the beach is about 500 yards to the north on hwy 87, just 2 houses down and very close.

- NOTE: Your safety matters. This property features 5 exterior security cameras: 1 camera is located at the front of the house facing the stairs, 1 camera is located at the top of the stairs facing down, 1 camera is located under the house facing the parking area, and 1 camera is on the back of the house facing the backyard. There is also a doorbell camera that faces the highway. The cameras are outward facing and do not look into interior spaces. The cameras record video and sound when activated by motion. They will record when they first sense motion and 30 seconds after the last motion is detected. Tampering with cameras will result in a $250 fine and immediate cancellation of your reservation without refund.

Cannot say enough good things about the house, the location and the owner. They checked in the morning after our first nite just to see how we were doing and if we needed anything. They were responsive (almost within minutes ) to a few random questions. I loved the location, a little quieter area of the beach. The house was just as presented in the description, we will be staying here again!!

Zane and Tracy make Bolivar the best destination to relax, absorb the ocean breezes, the sunrises and sunsets, and endless beach walks. This property is perfectly located, well appointed, and so comfortable. This is the ONLY place we stay on Bolivar Peninsula…so looking forward to the next one…thanks, y’all!!

Absolutely beautiful home. Zane was a pleasure to deal with. Fenced yard was perfect for our fur babies. The lift is a game changer for moving luggage. We will book this property again.

The property is very nice, clean and was right on the beach. I loved that it’s far enough from the busy part of the beach so there was little no traffic back and forth from cars and atv’s. The property manager was very responsive and fast. Great place. Would stay again

This house is perfect! It is right on the beach and is in a quieter location. Kitchen was well stocked and included a drip coffee maker/Keurig combo. Furniture was nice and beds were comfortable. Communication with the owner was outstanding. We had a wonderful stay and highly recommend this rental.

This place has the perfect set up directly on the beach for you and your pups! The fenced yard worked out great. This location definitely gives you privacy, we felt like we had the beach all to ourselves. So relaxing! We will be back!

The view was amazing. The property was clean and decorated nicely. We enjoyed the proximity of the beach and the ease of communication with the host. There was not much open on the peninsula during our stay but perhaps there is more during the summer. Getting to the ferry to go to Galveston eas convenient.

This beautiful property is the perfect setting for much-needed respite. Residing just steps away from the ocean was tremendously rejuvenating and life-changing. We loved the secluded location that was away from the populated public beaches. We really fell in love with Texas, and can't wait to visit again!

Loved it. 2nd visit here. Everything is nice, organized & clean.We had a wonderful time with family from Laredo, TX. Others came to visit during the day. Weather was chilly so we rented a golf cart to ride on beach so everyone could enjoy. Would love to stay again in late summer so we can enjoy water. ..Efren & Nereida

We loved the house from the moment we walked in. It was extremely clean and had everything we needed. It was decorated nicely and had a lovely, serene vibe. The out-the-back walk to the beach was a huge plus, we couldn’t have picked a better place to celebrate our birthdays!! Would definitely like to return!

We stayed for an extended weekend at this modern, clean and well kept property. It was a super quiet spot, very dog friendly (fenced in yard, dog bowls provided, outdoor shower to clean them off after the beach), and lots of little extras in the house that made staying away from home with our 4 year old easy (kids plates, cups, flatware, games, movies, pack ‘n play, little table and chair set)! Property owner was very responsive and accommodating! Would stay again.

There were labels on drawers and cabinets to help us identify where items were - very helpful…..Zane was very responsive and communicated well throughout our stay. Nice place right on the beach. The kids enjoyed hunting for shells and playing in the water. There was hardly anyone else in the beach, I don't know if that's due to the location or the fact it is October, either way we are not complaining! The only real negative were the mosquitoes, but I don't think there is much you can do about that in Texas 😊 We would definitely recommend to others.

This stay was our 35th wedding anniversary gift to ourselves...and we are grateful we picked this place. Zane and Tracy are fabulous, accessible hosts. We have stayed at no less than 10 different properties in Bolivar and Galveston over the years...none compare to this property. It is so well appointed, pristine, comfortable, a prime spot for beach direct access, secure fenced yard for our dogs, and extremely comfortable bed! We highly recommend this place to anyone looking for a peaceful and relaxing Bolivar Peninsula getaway...we will book again...hopefully Spring 2023!!!
