The home is a 1940s cottage. The house has updates except for the bathrooms which are dated. There is a step between certain rooms as the house had several additions.
Sakonnet river is a salt water bay that extends to the Atlantic near Newport. Great for boating, kayaking and windsurfing. On a rocky shore that provides water access and views but is not a sandy beach.

Such a nice place to stay with my friends! A great view to have for a morning coffee and a fantastic location. Newport was only a 15 minute ride away, and you get to come home to a quiet and nice home. We actually revised our plans to have more time to relax by the bay. Will book again!

Cottage has great view overlooking the sound. Plenty of shells along the beach. This is a cottage, low ceilings and very small bathrooms. The interior is dated and well used but clean. Bed was very comfortable and kitchen well stocked. Location was great, less than 30 minutes to Newport, Breakers and CliffWalk. Would stay again.

We had a wonderful stay in Portsmouth! The place was the perfect size for a family of four. Our kids had a room that was well removed from the main living area so the adults could stay up late without disturbing them. Also, walking along the water at night was a real perk along with finding lots of sea glass and shells. It was a little odd to come home one day and find a For Sale sign in front of the house, but the owner was prompt at getting back to us with an explanation. Overall it was a great location!

Location is great. Not really much within walking distance (uphill). Lots of restaurant options within a short drive. Newport is not too far away as well. Temp was mid 80s and the two window AC units were just able to keep up. As stated, the bathrooms are small and dated. The whole place would benefit from a good cleaning.

My mother and I stayed here for 6 nights and 7 days. The cottage was right on the water with access to a small private beach where you could collect seashells! The cottage was very cozy and located in a quiet safe neighborhood. We had a pleasant stay!

The views were great!!! The location was great!! This place is not senior friendly. The house was dirty. We had to clean everything before using it in the kitchen. No outside light to come in at night. Updates needed in bathroom, there was a slip and fall, walls collect water nothing to hold onto. Bathroom curtains and floors had mold. A total disappointment.

The perfect get away for a family of 3. Everything you could want/need inside 10 minutes (grocery store, CVS, beverage store and even a few small restaurants). We enjoyed beautiful sunrises every morning and great shade from the tree next to the porch in the afternoon.
We even lucked out with a fireworks display across the water that was very nice.
We could not recommend more.

We had a really good stay. Our first impression of the house was that it looked much bigger on the pictures and the ceiling much higher but it’s a small renovated cottage. The view was amazing, the location was great and the house felt really cozy and comfortable. Price was reasonable compared to other places.
The property could use a little bit of love and maintenance ( squicky beds on the second bedroom, second bathroom door doesn’t close and i can’t stand in the bath being 6ft, Portable AC is only in the living room and doesn’t cool off the rooms…)

This place was very clean and the little feel good things on the wall etc made it clear they care about their guests experience. Carmen (property management) was very attentive to every call or request and answered so quick. Also anyone that came to assist with anything was very pleasant. Would come back fir sure. Well equipped, comfortable cabin from 1940's, cute decor. Beautiful location and surroundings.
This property is not at all handicapped accessible and may be difficult for older adults to maneuver around inside, outside, and entering from outside.
Bathrooms are very small, not handicapped accessible, and would probably not be great for larger people.
A deep cleaning would be beneficial.
Overall, we enjoyed our stay. The stellar location and view was unbeatable.

The location of this property is unbeatable! After booking I sent the property manager 3-4 messages with no response at all. We were able to work things out but had there been any issue while we were there I am not confident we could have reached anyone. The home is old as stated but could also use just a little TLC to make it even better. Overall j would stay again but I think a deep clean, some new shower curtains, and carpet cleaning would go a long way

This place would had been perfect from it's breathtaking sweeping waterfront vista but the overall condition of the property is sub-standard. The place needs major clean-up and upgrade, like electrical outlets, appliances, lighting and most needed in the bathrooms. The place was also cluttered outside. Major thing was the backdoor could not be locked. Contacted the owner/manager and responded that he hasn't locked that door in many years. How can you have a rental property with no locks?

The house is right on the water so views are amazing especially sunrise. The house is a classic beach cottage and well stocked. It looks like it has been updated with new carpet and new furniture. However, there were two issues. First is a bad mold smell in the front room that others have mentioned that would not dissipate. The second is that the sliding door in the back does not lock. You have to put a piece of wood in it to “lock” it. We also had a lot of difficulty using the front door locks though we did get it locked. We unfortunately locked our keys in the cottage and the owner agreed to come over and let us in. Both husband and wife told us we shouldn’t have “locked” the back slider. We were told it’s very safe there and not necessary. That is unacceptable to me in a rental house - it should have a working lock. I went back through other reviewer comments and found this same comment in 2021 and the response from the owner was that they were replacing the slider. That hasn’t happened. I would not stay there again because of these two issues.

The photos online only showed the parts of the house that were decent. The house smelled of mold, had cobwebs all over, rotted wood, bowing wall in bathroom from moisture, tons of caulking by shower that appeared to be related to water damage, a radiator by bed that had no cover, a new deck with no safe way to get onto it, ripped screen, screen door on slider that would not close, and on and on. It, in our opinion, does not meet VRBO standards. My husband and I both felt sick within an hour of being in the house. He has cancer and cannot be exposed to things such as mold. We have stayed at several rental homes over the years and this by far was the worse place we have ever stayed in.
